    Why Move To Devizes

Sitting between Salisbury Plain and the Vale of Pewsy, Devizes is a pretty market town offering beautiful Georgian architecture, tranquility and a friendly community feel.

WHETHER YOU LIKE CULTURE, HISTORY, KEEPING FIT OR THE GREAT OUTDOORS, THERE'S PLENTY TO DO IN DEVIZES

  • paragraph

    A little Bit Of History

Devizes castle has been subjected to many a power struggle over the years. From the conflict between Stephen and Matilda in the 12th Century. To the English Civil War, when Royalists lost control and Parliament had the castle dismantled. The Victorians later rebuilt the castle, which, though not open to the public, can be seen from various points around the town.

Beyond the castle, Devizes history is inextricably linked to the textile trade and Georgian times from which many of our buildings date. Off Market Place, Long Street is particularly admired for its Georgian facades.

  • paragraph

    Things To Do

Whether you like culture, history, keeping fit or the great outdoors, there's plenty to do in Devizes.

For history buffs, Wiltshire Heritage Museum and The Kennet and Avon Canal Museum are both fascinating, as are The World Heritage Sites of Stonehenge, Avebury and Bath - all within thirty miles.

For sporty types, Devizes is home to cricket, rugby, football and tennis clubs. Really good golf can be found at nearby Bowood and North Wiltshire golf clubs. Plus Devizes Sport Centre has a gym, pool, squash, badminton and a range of classes and clubs.

For those seeking something more relaxing, you can enjoy a beautiful walk or a relaxing afternoon's fishing along the famous flight of locks on the Kennet and Avon Canal. Or explore Roundway Hill, an area of outstanding natural beauty that is steeped in history and popular with walkers, dogs and horse riders. Meanwhile the Green at the heart of Devizes is popular with families.

We have an active community with many clubs to join including the Literary and Scientific Institute, Women's Institute, Conservative Club, Bowls Club and many more - a great way to make friends if you're new to the area.

Finally, there's the Wharf Theatre for stage productions or catch the latest films at The Palace Cinema and even the occasional al fresco gigs at Hillworth Park, which also boasts a street gym, café and playground.

    Selling your property with Winkworth
    • paragraph

      The Winkworth Name
      image cannot be displayed
A respected name on the British high street.
We have been helping people sell their homes for over 180 years. This is the foundation on which our business is built. Starting from a single office in Mayfair, our network has grown to just shy of 100 offices across England. The thing that sets
Winkworth apart from other estate agencies is the people who run our offices. Our directors own their businesses; they are local people who, quite simply, love their patches and know them inside out. And then there are the mechanics of the Winkworth network; our offices work together, systematically sharing properties and buyers, and matching them up wherever they may be in the country, or the world. Our way of doing things just works. It's all in the detail, from the unique approach we take to marketing each property, to the care and attention we give to buyers and sellers alike.
    • paragraph

      A Guide to Selling
What You Expect - This is the place you have poured time, money and effort into. It's your home and you probably love it. But, for whatever reason, it's time to move on. Some things are a given when you're selling. You want the minimum hassle, a speedy sale and the best possible price. But what about adding an agent that really thinks about the detail to that list, too? An agent who is immersed in the local area and totally gets what the buyers want? An agent who will walk into your home and know instantaneously which little things will make the world of difference to the sale.

This is where Winkworth agents come into their own. What you need from an agent:

Experience - We have over 175 years in the business, no less.

Local Expertise - Ours are local businesses run by local people, who, quite simply, love their patch. This passion is infectious for buyers and sellers alike.

A Unified Group - Winkworth becomes one when it comes to sharing properties and referring clients. Our offices consider themselves part of local, regional and national networks, all working together to secure the very best outcome for our buyers and sellers.

A Strong Brand - Winkworth is the largest estate agency brand in London and one of the fastest-growing in the UK. Word-of-mouth and repeat business is what we're all about.

Lots of registered buyers - We're talking tens of thousands here, and we share them across our network - no-one slips through the net.

Attention to detail - Winkworth agents see things differently, picking out the finite details that will ensure a sale.

Right here with you - Selling can be a complicated and frustrating process, it's just the way things are when you're dealing with lots of people and their most valuable asset. We'll be there with you from start to finish, from managing viewings to sorting out complicated chains. And our agents will give you honest advice on all the little niggly things, like the best local tradespeople to fix those small jobs around the house.

Top tips when buying a property
    • paragraph

      Finances in order?
Before you do anything else, do your research and find out how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in-principle' offers in writing. Don't forget, you'll need to put money aside for the stamp duty land tax, too.
    • paragraph

      Looking at properties
So, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings. When looking around a property, use the estate agent and ask questions.
    • paragraph

      Making an offer
You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation. If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid. Fingers crossed!
    • paragraph

      Everything in order?
When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you. Most people hire a chartered surveyor, too. The surveyor will do a full survey on the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey.
    • paragraph

      Money, money, money
Buying a property costs money, a lot of money. You'll be asked to hand over your hard earned cash throughout the process.

      • Mortgage arrangement fee
      • Mortgage indemnity fee
      • Lender's valuation fee
      • Conveyancing
      • Land Registry fee
      • Surveys
      • Stamp duty land tax
      • Removals
      • Contingency fund (there are always unexpected costs along the way)
      • Building and contents insurance

Simon has lived in Wiltshire for over 30 years and in addition to residential sales has particular knowledge of both agricultural and equestrian properties. Simon and his wife and business partner, Lisa, have three children all at schools in the area. He is also currently a Wiltshire Councillor representing the people of Devizes South and Roundway.
