    Our residential lettings department has grown from strength to strength over the last fifteen years and we now manage the letting of over 500 properties. With all aspects of the lettings process including finding a tenant, rent processing and all property management being managed 'in house' at our Westbourne office by ARLA qualified staff, your property is in safe and experienced hands. Our staff are constantly trained in all legislation changes to ensure you as a landlord and indeed your property complies with the latest regulations.

    We are voluntary members of all regulatory bodies such as ARLA, NALS, SAFE Agent, Ombudsman Services and Client Money Protection which gives our landlords total peace of mind that not only is their property being looked after by a reputable and experienced company, but there money is safe and protected.

    Viewing Properties

    Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.

    Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible.

    If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.

    Dotting the I's and crossing the T's

    Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these.

    All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.

    Fees and Charges

    When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. All tenants fees can be found on local offices microsites.


    Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered.

    Moving In

    Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.

    Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.

    Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.

    Moving Out

    If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning.

    It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

Ben strives to ensure Winkworth Westbourne remains the top performing office in the area by maintaining the high service levels he prides his office on. Ben also owns Winkworth Southbourne.

    Ben was born locally and now lives in Lymington with his wife Natalie, daughter Mia and son Jack. In his spare time, Ben is a watersports fanatic and spends most of his spare time either on the Solent or enjoying a long walk in the New Forest with his family and dog followed by an afternoon at his local pub!

    Katy Gray MARLA - Lettings Manager
    Katy has worked in our lettings team since 2010 and has built up an impressive client base in her time with us. Katy is fully ARLA qualified and her knowledge of the ever changing lettings industry is second to none. Her excellent customer service skills coupled with her drive to constantly improve the business and the service we provide our clients has earned her an excellent reputation within the local lettings market. Katy is always happy to advise both landlords and tenants with any queries or questions they may have, hence the excellent relationships she has built with our clients.

    William Brown - Sales Manager
    William has worked with us in the Westbourne office since 2007 and is an integral part of the sales team. Many clients comment on the excellent service levels he provides and as a result, William enjoys numerous recommendations from both past and present clients. Having started in a trainee position, William has progressed through the ranks and is now successfully running the Westbourne office alongside Ben Jesty.

    William was born locally and grew up in the Lower Parkstone area and now lives in Branksome with his wife and daughter therefore his knowledge of the Westbourne and surrounding areas is excellent. He is a keen tennis player and sports enthusiast.

    Alex joined Winkworth in 2013 and comes with an impressive track record in customer service.
