Winkworth was established in 1835. In 1981 the company became the UK's first franchised estate agency operation. Now, with a network of over 80 offices and, as an active supporter of industry regulation, Winkworth is a familiar and trusted feature of the estate agency landscape. Along with an extensive London presence, there are offices spanning the UK and the business has an increasing international presence.

Winkworth Lettings in Winchester operates from a central City office in St Clement Street. All properties are managed "in house" with absolutely no call centres and each property is therefore given the personal attention of the experienced and dedicated Lettings team who have had many years of experience in the industry. Being a member of NALS (National Approved Letting Scheme) gives Tenants and Landlords alike peace of mind, knowing that Winkworth are part of a Client Money Protection Scheme and meet their defined standards of customer service.

Customer service is key to the office's success and growth, with many landlords and tenants becoming clients thanks to recommendations from past and present clients. Our customers discover in us an agent they can trust and who constantly exceeds their expectations.

If you're thinking about letting your property...
  • paragraph

...You've come to the right agent

    Tried and tested

In the UK, letting is a very popular way of making money from property. Whether you are a first-time landlord with a single property, or a seasoned professional with a large portfolio, Winkworth's unparalleled experience means your property is in very safe hands.

    What works for you?

Quite simply; we get it. As a landlord, you want to rent your property out as quickly as possible for the best price. You want to avoid empty periods and guarantee a regular income. If you don't want to be bothered with the day-to-day management of the property, we'll sort all that out too.

Letting property has been a core element of our business since we opened our doors in 1835 - we understand the complexities. Every landlord and every property is different, so we'll tailor our proposal to you. You want to be kept in the loop at every stage? We hear you. Prefer to leave it all to us while you get on with other things? No problem.

    With you all the way

There are lots of parts to the process of letting. We'll advise you at all stages, or just step in when you want us to.

Preparing the property, we'll advise on
    • Fixing up and decorating to suit the target tenant
    • Required safety checks
    • To furnish or not to furnish?
    It's all in the detail
    • Powerful marketing, targeting the right audience
    • Managing viewings with the minimum disruption to you
    • Coordinating feedback and offers
Dotting the I's and crossing the T's
    • Full tenant checks
    • Preparing the tenancy agreement
How much do you want us to be involved?
    • Want us to just market the property and find the right tenant?
    • Maybe we can offer a little more by collecting the rent every month saving you the hassle?
    • Or, perhaps we can manage the property for you ongoing? (No late night calls when the boiler conks out; guaranteed).

Exciting times, renting a property
  • paragraph

    • There's nothing quite like a face-to-face chat with an expert, but here's a quick summary of useful tips and reminders for you renters.

      Finances in order?

Before you do anything else, we say do your research and find how much you can actually afford to spend on renting a property. Take into account any available cash you have for a deposit, which will need to be lodged for the period of the tenancy.

      Looking at properties

So, you've scoured the letting agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to rent. Time to book in some viewings.

When looking around a property, use the agent and ask questions. You might want to think about things like:

      • The neighbourhood
      • Does the property have things like gas central heating, modern insulation and double glazing?
      • The council tax band the property falls in
      • Local transport links
      • Parking arrangements
      • Outdoor space
      • If you like a property, you might need to move on it fast to avoid losing it to another tenant, so make your decision quickly.

      Making an offer

You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer.

      Fingers crossed.

      Everything in order?

To secure the property you will need to pay a reservation fee to take it off the market, and an administration fee to cover the costs of setting you up in the property. The reservation fee is netted off your first month's rent once the tenancy is confirmed.

    Selling
    • paragraph

This is the place you have poured time, money and effort into. It's your home and you probably love it. But, for whatever reason, it's time to move on.

Some things are a given when you're selling. You want the minimum hassle, a speedy sale and the best possible price. But what about adding an agent that really thinks about the detail to that list, too? An agent who is immersed in the local area and totally gets what the buyers want? An agent who will walk into your home and know instantaneously which little things will make the world of difference to the sale.

This is where Winkworth agents come into their own.

What you need from an agent is experience - we have over 175 years in the business, no less.

      Local expertise

Ours are local businesses run by local people, who, quite simply, love their patch. This passion is infectious for buyers and sellers alike.

      A unified group

Winkworth becomes one when it comes to sharing properties and referring clients. Our offices consider themselves part of local, regional and national networks, all working together to secure the very best outcome for our buyers and sellers.

      A strong brand

Winkworth is the largest estate agency brand in London and one of the fastest-growing in the UK. Word-of-mouth and repeat business is what we're all about.

    • paragraph

Lots and lots of registered buyers

We're talking tens of thousands here, and we share them across our network - no-one slips through the net.

      Powerful marketing

This is so important and we do it so well that we've dedicated a page to it.

      Attention to detail

Winkworth agents see things differently, picking out the finite details that will ensure a sale

      Right here with you

Selling can be a complicated and frustrating process - it's just the way things are when you're dealing with lots of people and their most valuable asset. We'll be there with you from start to finish, from managing viewings to sorting out complicated chains. And our agents will give you honest advice on all the little niggly things, like the best local tradespeople to fix those small jobs around the house.

    Exciting times, buying a property
    • paragraph

There's nothing quite like a face-to-face chat with an expert, but here's a quick summary of useful tips and reminders for you buyers.

      Finances in order?

Before you do anything else, we say do your research and find how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in principle' offers in writing.

Don't forget, you'll need to put money aside for the stamp duty land tax, too.

      Looking at properties

So, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings.

When looking around a property, use the estate agent and ask questions. You might want to think about things like:

      • The number of years left on any lease (if it's a leasehold property)
      • Does the property have things like gas central heating, modern insulation and double glazing? If not, these are big ticket items to get fitted
      • The council tax band the property falls in
      • Any service charge
      • Local transport links
      • Outdoor space
      • If you like a property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for a second opinion.
      Making an offer

You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation.

If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid.

      Fingers crossed.

      Everything in order?

When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you.

Most people hire a chartered surveyor, too. The surveyor will do a full survey of the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey.

      Money, money, money

Buying a property costs money; a lot of money. You'll be asked to hand over your hard-earned cash throughout the process.

      • Mortgage arrangement fee
      • Mortgage indemnity fee
      • Lender's valuation fee
      • Conveyancing
      • Land Registry fee
      • Surveys
      • Stamp duty land tax
      • Removals
      • Contingency fund (there are always unexpected costs along the way)
      • Building and contents insurance

      Testimonials from Sellers

      • Seller Testimonial

We couldn't have found a more enthusiastic team
To achieve a sale within ten days, some £70,000 above the estimates suggested by two other agents, speaks for itself. We couldn't have found a more trustworthy and enthusiastic team to help us.
      • Seller Testimonial

I would whole heartedly recommend Winkworth

I would like to thank you for your help with the recent sale of my mother's home. We approached Winkworth Estate Agent following local recommendation.

Having telephoned to ask for a valuation we were impressed with the speed in which they were able to visit the property. We were so thrilled to meet Sales Manager, Toby Gullick, who's genuine warmth and caring approach put both my Mother and I at total ease. He quickly appraised her home and offered an instant idea of the value. His professional approach and assurances of how the property was to be marketed made it an easy decision to place the property on the market with Winkworth Estate Agent. This was coupled with the promising valuation and very competitive commission rate offered.

This professionalism continued with the photographer who made contact to arrange to visit the property on a sunny day, ensuring the best photographs were taken for the beautiful brochure that was then created by the Debbie Boothroyd. We were provided with a proof and were invited by Debbie to offer our feedback/comments.

Throughout this early process Toby kept updated and informed of the very swift process prior to the property going to market. In fact there was already interest in viewing my Mother's home, which had come from the existing database of clients wishing to buy in this sought- after area in Winchester. We were always advised of when potential buyers wished to view the property and Winkworth's once again delivered on their promise to show all clients around. Within a matter of just two weeks we received our first offer. Toby handled the negotiations on our behalf and we were delighted to sell the property for the full market value.

The sales progression was then handled by Donna Holliday, who was just as friendly and proactive as Toby. She called and emailed with regular progress reports. Unfortunately during this period my Mother suffered a heart attack and understandably we were concerned not to lose our sale though the inevitable delay. Donna was hugely reassuring and I believe it was through her excellent communication and liaison between the two parties that ensured the sale completed as planned.

I would like to offer my sincere thanks to the team at Winkworths Winchester for all of their help, advice and support throughout the entire process. The professional team and obvious expertise in selling homes is outstanding and I would whole heartedly recommend Winkworth Estate Agent.

        professional and friendly manner

It took us 10 tortuous months to complete our move from London to Winchester. During this time we were regularly updated by yourselves on progress or lack of it and Winkworth were far more helpful than all three sets of solicitors involved.

As we know that estate agents are probably not universally loved, we would like to thank you for overseeing our purchase in a professional and friendly manner.
