    Managing your investment
    When opting for the 'fully managed' service Your Lets agree with you an inspection schedule, to ensure your home is being cared for by your tenants and, where appropriate and agreed, to ensure the bricks and mortar are holding up without obvious deterioration.
     
    It is important that your property is looked after but to balance that we have to ensure your tenants are happy and enjoying what is after all,  their home, in peace and quiet. Our types of inspection and frequency are carefully calibrated based on findings we make during initial visits - some tenants do keep their houses like show homes!

    Your tenants will then continue to receive agreed inspections for the remainder of their tenancy and you will receive confirmation of the inspection following the visits. these visits are more to ensure that we find any dilapidations in the property before they become serious - leaks, damaged roof or waterworks etc.

    When your tenants serve notice they will receive a 'Pre-Check Out' appointment, where we will highlight any concerns and a 'Final Check Out', where we will deal with deposit return, dilapidations or any maintenance works considered necessary - always liaising with you.  And finally you can rest easy that your rent is always safe with Your Lets.  We are members of CMP which provides  client  money protection insurance.

    Maintenance
    All properties have to be looked after: yes, the inner condition is important but it also gives an indication of the state of the building itself - the walls, roof, drains, heating system.

    Any maintenance problems arising during the tenancy are quickly addressed by our dedicated pool of highly skilled, professional contractors. They are on hand to carry out any repairs, again always liaising with you, and helping ensure that all your landlord's obligations are met and your tenants kept happy.

    Home is where the heart is
    Yes we want you to find that ideal home. The one where you can feel safe, warm and happy.  Whether this is a one room studio or a grand detached mansion........in the end it must have that feeling for you or you won't stay. 

    With this in mind we work with landlords in preparing properties of good standard for you and making them safe and decoratively attractive. 

    We have some tenants who have been with Your Lets for seven years and in a way we feel they are an extended family. We know them well, we see them when necessary but never impose ourselves on their privacy. Often we are delighted to find a new member in a young family, or an older member graduate from school. 

    We act promptly when any repair is necessary whether it is big or small. 

    We really value you, our tenants. You are a vital part in our business and your satisfaction is very important to us.

    Applying for a property
    First find the one you want. When we do the viewings we will discuss affordability with you. Assuming it looks reasonable you will apply for a tenancy with an agreed start date.

    Fees
    When you apply there is a small fee to cover administration costs. This is £50 per person. When you move in there is another administration fee of £65 (just once) to pay a share of the costs of the checkin.

    We do not charge application fees.

    There may be further amounts due during a tenancy - you will be given full details before you apply.

    Paying your rent
    This has to be by bank standing order. Normally rents are due every calendar month. If you are on housing benefit and receiving your payments every four weeks we can accommodate that.

    Deposits
    For most of our properties the deposit is just a little bit more than the monthly rent amount. We protect your deposit using one of the government's approved schemes.

    Concepta Hite, Partner
    Concepta has many years experience in the Letting industry.  She also holds a third level diploma in Law from the Institute of Legal executives including property law. She enjoys meeting people and keeping a strong line of communication between Your Lets and all tenants and landlords. She has lived in West Lancashire for 30 years and has a very good knowledge of the local area.

    William Hite, Partner
    William came into the letting industry via his IT business background.  He is a very experienced project manager with notable clients ranging from Xerox to Compaq and HP.  He has a very keen logical mind and is very up to date on all matters in the letting industry including tenancy agreements, tenant deposits, finance and council tax.  In addition he manages a team of  trade suppliers to Your Lets  and keeps a close eye on their quality of work.  He also is in charge of inventories for all our properties. William has lived in West Lancashire  for 30 years.

    Claire Walmsley, Bookeeper and Office Manager
    Claire has worked in a number of different industries, from financial services through light engineering and now in the letting industry. However, her core strengths of book-keeping, organisation and small business management are key to the success of businesses in any sector. An ISO expert, Claire specialises in formalising business processes and procedures. Claire has lived in West Lancashire since 2000.
