    Our tenancy management service is available to all landlords. if you need to find new tenants and would like us to advertise your property or take over the management of your current tenancy or portfolio we are here to help and support you.

    Our monthly management fee is £41.25 + VAT (£49.50) per calendar month with an initial tenant find and set up fee of £245.83 + VAT (£295.00)

    Our full management service includes:

    • Full advertising on all the major portals
    • Comprehensive tenant credit checks
    • Tenant check in / check out, and 6 monthly interim checks
    • Notifying the local council and utilities providers of the new tenant details, including their tenancy start date
    • Collecting the deposit and lodging it with a Government-backed deposit protection scheme
    • Collection of the monthly rent, which will be forwarded to you together with a landlord statement
    • Chasing arrears, and issuing late payment notices as required
    • Handling all tenant maintenance issues, from leaking taps to floods, 24/7, 365 days a year
    • Arranging your annual Gas Safety Check
    • Serving the appropriate notice to the tenant(s) when you want to terminate the tenancy
    • Right to Rent checks are included as of 1st February 2016
    • Annual Rental Tax Return Statements

    If you have a tenant(s) and would like us to take over the management of the tenancy or portfolio, and we do not need to advertise and find a new tenant, we are happy to take over for the following fees:


    Our Monthly Management fee is £41.25 + VAT =£49.50 pcm and an initial take over admin fee of £99.00 + VAT = £118.80
    Landlords with portfolio of 5 or more properties please call and we will provide individual quote to take over the management as we can offer a package price for this.

    In addition to the full management service detailed above, this service includes

    • Review Tenancy Agreement & Security Deposit Registration
    • Issue Letters informing tenants where to report maintenance issues etc
    • Rent Review & Standing Order Update
    • Right to Rent Checks carried out
    • Initial Property Inspection carried out to meet tenants

    · Collecting the deposit and lodging it with a Government-backed deposit protection scheme.

    · Right to Rent checks are included as of 1st February 2016.

    · Provide Tenant and Landlords with details to contract each other.

    · Provide the Tenant with Standing Order for all future rents to pay direct to landlord.

    · Support in relation to returning the deposit at the end of the tenancy.

    Fees will become payable when you apply to rent a property through Zoom995 Lettings. These will usually cover Referencing, Tenancy Agreement administration and Inventory Check in/Out. These will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

    Fee (inclusive of VAT)

    Referencing: £234.00 for the first applicant - This is charged for the main tenant applying for the tenancy

    Referencing: £72.00 for subsequent tenants - This is charged for every additional tenant

    Guarantor Referencing: £96.00 per Guarantor -Only if a Guarantor is required

    Company Referencing: £360.00 - Company reference fee

    Agreement/administration/tenancy agreement: £90.00

    One off charge for the Inventory Check out: £162.00

    Tenancy Renewal: £90.00

    One off charge for each renewal/extension

    Outgoing reference: £54.00

    One of charge to provide a reference to new landlord/letting agents

    Deposit

    A deposit equivalent to one and a half months rent which will be required to be paid at the start of the tenancy. This is subject to satisfactory referencing, at times a landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time.
