      I write to commend Chris on his exemplary conduct in what I believe is a new role for him. My latest purchase is my sixth, I have a clear perception of what I expect from an estate agent; usually a somewhat rushed individual who plants details in my hand and points out the obvious when viewing, whilst clock watching to some extent. Chris altered this perception completely, following corporate expectation with ease and professionalism. He clearly enjoys interaction with his clients and actively seeks to understand their preferences through questions and suggestions about how a property may benefit their lifestyle. Self-assured, Chris comfortably answered all questions. When asked where the boiler was, he eventually found it in the loft and took a photo as I didn't have sight of it. Careful to respect the property; I was asked to remove my shoes as I entered. This was music to my ears, as when selling mine, with cream carpets throughout, I came home to discover mud from wet shoes all over the carpets, despite my request to the agent for this to be done. Equally respectful to others, a family arrived for a subsequent viewing, Chris asked if I'd mind that he acknowledge their arrival. He gave clear explanation to them that I was at the property and asked them to be prepared to wait a few moments. He could easily have bought them in, but didn't assume this would be acceptable. He coped with the situation easily, keeping a physical presence, gauging when they may have a query and was readily available to help; in this case the other party had young children. I tried to purchase a property with another agent. No deal was struck, partly due to the lack of understanding from the agent around the family emotional tie toward the sale, an elderly vendor moving to care home. This exemplifies how critical it is to understand both the client and vendor and be able to empathise. Chris has a natural affinity to those around him, and makes it his business to be affable.
