SUPERB QUALITY. GEORGIAN RECREATION Gyllyngdune represents one of Falmouth's most impressive developments for many years. The scheme provides a mixture of new build apartments focusing around a meticulous rebuild of the original house. The development and grounds take advantage of south facing views across Falmouth Bay taking in The Manacles. The original house was constructed in 1838 and has been demolished to make way for a painstaking replica of the original house. This provides two outstanding and spacious apartments; Number 1 being on the ground floor with elegant proportions and stunning semi circular terrace with south facing views to Falmouth Bay and coastline.

The Gyllyngdune estate has a fascinating history; It was acquired in 1838 by the Reverend WJ Coope who commissioned the construction of the original house and the small building on the seafront known as the chapel. Falmouth in the early 1800s had little but a pedestrian cliff path running along the sea front and very few buildings had been constructed. After the Rev. Coope's demise, the estate changed hands for £10,000 to a famous mining entrepreneur, Sampson Waters. The estate remained in the Waters family until 1903 when the property was sold to Falmouth Borough Council, enabling them to connect the town via the seafront by building Cliff Road, which had previously terminated at the Gyllyngdune Estate. In 1904 the estate was used as a pleasure and winter garden. The grotto and further land was purchased in 1907 and the garden was officially opened to the public as the Princess Pavilion in 1920 by Princess Alexandra.

THE SITE Gyllyngdune is certainly unique, occupying a leafy, enclosed position, a meander through the Pavillion grounds will lead you to the seafront and beaches including 'Castle' and 'Gyllyngvase'. The town's restaurants and facilities are within a short walk of the main entrance to Gyllyngdune. The deep lawned area is flanked by mature trees and offers extensive south facing views towards Falmouth Bay and to the Manacles. A stroll along Falmouth's south facing sea front can provide a mixture of exciting experiences – savour an exciting meal from one of the regarded, quality hotels or take advantage of the spa, gymnasium and swimming facilities. Alternatively, enjoy the buzz of Gyllyngvase Beach or the quiet local shelter of smaller Castle Beach there is so much on offer. For the more adventurous, a brisk walk can take you around Pendennis Headland and reveal the fascinating Pendennis Castle, built by Henry VIII in the 1540s to protect England from France and Spain. Moving beyond Gyllyngvase to the west, a coastal path links to Swanpool, a favourite safe swimming beach, flanked by a fresh water lake which provides a haven for unusual marine birds. Whether visiting the Maritime Museum or simply walking into town, Gyllyngdune is ideally placed for exploring all that the area has to offer.

Externally, the Gyllyngdune Gardens are exciting and relatively secluded, providing formal planting and allocated parking for each apartment. The ground floor manor house apartment enjoys 'its own' outstanding semi–circular terrace. Formal Italianate style garden bordered by low habit box hedging will flank the main Manor House and new wing with parking areas at the rear.
