Errol, Perth, Perthshire
Full description:
Tenure: Freehold
The plots at Seasyde are surrounded by arable farmland and offer buyers the opportunity to build to a bespoke original design, an outstanding family-sized home in an highly desirable location beside the Firth of Tay with unblemished southerly views. Designed on a greenfield site adjacent to a former farm steading and situated a short distance from Seasyde House, an A-listed Georgian country house, each plot extends to more than 4 acres.
This provides each house with exclusive and extensive gardens and grounds to be designed and laid out to the purchaser’s choice.
The plots have detailed planning permission (approved in May 2009) for two detached circa 6000 sq ft properties with accommodation laid out over two floors. The proposed houses are of a classical design incorporating features including Doric columns, stone balusters, glazed cupolas and timber framed astragal windows.
The internal layout of each house will include a spacious entrance hall, drawing room, open plan living room / kitchen, formal dining
room, study and WC.
The first floor will have a master bedroom suite, four further double bedrooms, four bathrooms and a galleried sitting area. The homes will be bright and spacious and ideally suited for
family life. Floorplans of both proposed houses are available on request from Strutt & Parker.
Purchasers have the option to adjust the size, layout and design of the houses by liaising with the architect or applying to Perth and Kinross Council for a variation of the consent.
Adjoining the subjects of sale is the stone-built former steading of Seasyde Farm. This has potential for a small residential development.
This site extends to about 2 acres and may be available to a purchaser by separate negotiation at an additional price.
Note:
The steading building is in a poor state of structural repair. Viewers of the plots are advised to take extreme caution when
inspecting the plots. Access to Seasyde is via a private road which leads south for several hundred metres from the minor public road at Grange.
Prior to completion of sale this road will be upgraded by the vendor. Access to the development plots leads from this road over a new road (currently under construction). Prior to the date of entry, this road will be upgraded. In future, maintenance will be on a shared
basis, according to user.
Both sites occupy south-facing positions on the north shore of the Firth of Tay about 3 miles northeast of the village of Errol in the Carse of Gowrie, Perthshire. The Carse stretches from Perth to Dundee and is flanked by the River Tay to the south and the Sidlaw Hills to the north. Perthshire is a county of contrasting
landscapes ranging from the high mountains and steep glens of the southern Grampians to the fertile farmland of the Vale of Strathmore and Carse of Gowrie.
There are excellent connections from Seasyde to all parts of the country with the national motorway network 12 miles distant at Perth. The M90 links to Edinburgh (circa. 50 minutes drive), while the M9/M80 links to Stirling and Glasgow, and the A9 trunk road leads north to Inverness. Dundee Airport is 10 miles from Seasyde and has frequent flights to London City Airport.
Edinburgh Airport has regular flights to London, as well as a wide range of UK and international destinations. There are mainline railway stations at Dundee and Perth. The village of Errol (3 miles) provides basic services and amenities including local shops, a GP, chemist and a primary school. The cities of Dundee and Perth both provide more extensive services including an excellent range of shops, professional services and leisure facilities.
In terms of education, in addition to the primary school in Errol and state secondary school in Perth, the availability of a range of independent day and boarding schools is a feature of the area with The High School of Dundee, Craigclowan, Kilgraston, St Leonards,
Glenalmond and Strathallan, all within daily commuting distance.
Perthshire has a reputation as one of the most aspirational counties in the UK in which to live. The wide range of outdoor activities and recreational opportunities available is one of the key reasons for this. For golfers, there are courses to suit every level of ability. These range from local courses at Murrayshall and Perth to the world-renowned Championship venues of Gleneagles, St Andrews and Carnoustie, each of which is within 30 miles of
Seasyde. There is also a driving range at Grange (1 mile).
The Seasyde development plots overlook the River Tay; a name revered the world over by salmon fishermen. Within less than an hour’s drive of Seasyde, there is salmon fishing available on the Tay and its tributaries plus the rivers North and South Esk. Trout fishing is also a feature of the area with a range of stillwaters
offering fishing by day permit. Perthshire and the neighbouring county of Angus are renowned for the quality and diversity of their field sports. Within both counties there is sport available to rent ranging from red, roe and
fallow deer stalking to driven and walked-up grouse, pheasant and partridge shooting to wildfowling on the Tay estuary. Within 10 miles of Seasyde there are several estates offering driven and walked-up shooting to let by the day.
For those of equestrian interests, there is National Hunt racing and Polo at Scone near Perth, and there are various livery stables
in the locality. For sailors and watersports enthusiasts, the Tay estuary is a haven. There are several sailing clubs in Broughty Ferry on the east side of Dundee providing yachts for hire and sailing courses.
