There are many advantages to purchasing this type of property. Firstly in that the properties can be 20-30% lower than the market value. Purchasing in this way can also save 1% of stamp duty in the event of a subrogation of the bank’s mortgage (no new mortgage has to be requested by clients who want bank funding; the existing one can be used). Therefore the expenses for notary and registry are also lower, as is the valuation (the value is already provided by the bank), and opening fees, etc. are also avoided. Properties are bought directly from the Bank, who is the legitimate owner; therefore, there are no third parties involved, nor charges that do not come from that same Bank. It is very secure method of purchase.
