Full description:
Unique 12th century jasmine-covered stone house with pool sits high on an olive-dappled hillside south of Rome, a short drive to the Mediterranean sea and some of the loveliest beaches in Italy. Elegantly restored with attention to historic detail, and with all modern comforts, this house combines grace and style, with modern facilities and the historic ambiance of medieval stone. Approximately half an hour from Rome by frequent trains, in an historic hilltop village with views across the plain to the Mediterranean, this is a perfect second home, or a great place to live.
Building
Large houses such as this are rare in this extraordinarily well-preserved jewel of a town. It is the only one to possess an outdoor dining terrace with stupendous views, two separate gardens with brilliant bouganvillea and perfumed jasmine, with orange, lemon and olive trees and other Mediterranean plants, a pizza oven, a barbecue and a 5x4 metre pool ! Once three separate homes, they have now been joined to create a large family home, but are separable to create a home plus an income producing rental property, if preferred. A major part of the interior of the house is stone, keeping it cool in summer and retaining heat in winter with the added benefit of being low maintenance.
About the Property
The house is composed of two large salons, a dining room, a sitting room, a library-office, 2 kitchens, 3 bedrooms, 3 bathrooms (2 with Jacuzzis), and a sleeping alcove which makes a forth spare bedroom. Wonderful details include a stone mantle and fireplace; an elegant carved stone door, and a stained glass window.
In the upper house, the principal salon also provides access to the terrace, with its stunning day and night time vistas over the plain towards the Mediterranean and the setting sun. The terrace currently has a marble table than can seat 8. Steps lead from the terrace to an adjacent “ruin” that has been converted into a secret garden within high walls that provides a haven for summer reading or shady lunches.
A wrought iron staircase provides access from the terrace to the pool area. An elegant stone staircase leads to the upper level of the house where there is a large, L-shaped library with cathedral-ceiling, bookshelves, and a walk-in antique hearth. An arch divides the room visually between comfortable seating and the owners’ office spaces (with wifi capability). Beyond the offices is the dressing room of the Master Bedroom, with its adjacent bathroom (with whirlpool bath, bidet and toilet), while up some steps is the Master Bedroom itself.
A small staircase, leads from the mid-level to the lower house level, which also has its own entry door from the street. This salon, with its stone and trompe l’oeil pillars and Terracotta floor currently has a living area and a dining table, but it could be a billiard room, a games room, etc..
There are also 2 bedrooms with 2 bathrooms, and a second kitchen, also with modern equipment, a basement, and storage area. A glass door from the living room provides direct access to the garden with its stone dining table that seats 12, citrus trees and swimming pool. This entire lower level area can be closed off and can be rented for short-term vacation rentals.
At the level of the lower kitchen can be found storerooms, the gas-fired furnace, and the pool equipment. At even lower level, an ancient cistern provides wine cellar space.
About the Town
Sermoneta is a town with a lively cultural life and easy everyday living, all within short walking distance. Food shops, bars, and restaurants, are all reachable on foot. Sermoneta is probably the best-preserved medieval town in the Region of Lazio. The historic centre of Sermoneta is only about twelve minutes from the train station on the plain below, from which there are regular trains to Rome that take 30/40 minutes.
Despite this proximity to the Eternal City, life in Sermoneta is far removed from that of the big city. It has an unique ambiance, reflecting the pride of its citizens, and the presence of artists, artisans and musicians who contribute not only to the many concerts and artistic events in the town, but also to the unique medieval appearance of the town itself. The town is dominated by the imposing Caetani Castle, one of the most impressive fortresses in the region of Lazio. The Mediterranean Sea is only 12 miles away, and the Lepino Hills on which Sermoneta sits, are a paradise for hikers and para-gliders.
About the Area
The area is rich in ancient, medieval, and modern history. The nearby glorious beaches of Sabaudia and the Ulysses coast, the renowned gardens of Ninfa and Landriana, the Abbeys of Fossanova and Valvisciolo, and numerous ancient Roman buildings along the Via Appia, ensure a fascinating experience for any future owner. The remnants of the coastal villas of Roman Emperors such as Nero, Tiberius and Diocletion can be seen in the area, as well as medieval castles and Cistercian Abbeys. For the gastronome, the Mozzarella di Bufala is the best in the world, and the rotation of exquisite seasonal vegetables and fruits like porcini, artichokes, tomatoes, figs, peaches, oranges, lemons, and olives supplies unending gustatory satisfaction. Wine-lovers enjoy the many interesting vineyards of the area.
Comments
This is a magical and exceptional property. It is an attractive proposition in its own right, but its location convenient to Rome and Rome’s airports make it especially interesting. The significant income provided from an established rental business of part of the property contributes to its value
