Deep in the Armagnac country of South-West France, this spacious, renovated house comes with a letting property, large barns and outbuildings and more than half an acre of land. Our advice - snap it up before someone else does!

The property consists of two dwellings, one of which brings in an income. The main farmhouse has 2/3 bedrooms, a large living room/kitchen and 2 bathrooms. The small house, named ‘La Petite Cave’ is neat, completely self-contained and well fitted. Both properties are renovated. The land measures approximately 2500m² (0.6 of an acre) and there are a number of large barns/outbuildings. The combined annual local taxes amount to around €650.

The farmhouse has 120m² of habitable space and comes with a fully fitted and equipped kitchen with double oven, gas hob and microwave. This room is spacious and the sitting room and dining area are at the far end making a homely living room.

The master bedroom has large glass doors opening on to a small patio with views over the garden. The en-suite shower/wet room is a good size and there is plenty of wardrobe space and storage. Steps from here lead to the study/3rd bedroom. One wall is fitted with book shelves. There is also a purpose-built computer station and WiFi is available. The second bedroom is off the hall. It has a large run of built-in wardrobes and cupboard space. This bedroom too has French windows on to a small terrace and side garden.

There is a double-glazed porch with access to the side garden and also to the family bathroom and utility room. A large bath and WC takes up one end of the room. The remainder contains a run of units with hand-finished cupboards and general purpose double sinks as well as plumbing for a washing machine and the airing cupboard.

The house is double-glazed and is energy efficient. Heating is by means of a Spanish-style wood-burning appliance similar to an Aga. It runs the central heating and hot water, doubles as an oven and flat hob and is situated in the sitting room/kitchen area making it even more cosy during the colder months.

The smaller letting property (or gîte) has 30m² of habitable space and has provided the current owners with income of €200 - €400 per month, depending upon the season. On the ground floor is a fully fitted kitchen, sitting and dining area. The double bedroom upstairs has French windows leading to a good-sized balcony and there is an en suite shower room with WC. At the side of this little house is another cloakroom with WC and wash-hand basin – ideal for use when in the garden.

Under one end of the barn, is a summer terrace, used by the present owners from April to end-October. There is a run of units on the inner side with 2 fridges, a freezer, microwave and hob. There are two sinks and the tiled work surface runs the length of the barn. There is another dishwasher here and a further washing machine. The floor is fully tiled.
The barn measures 240m² and is large enough to store two large motor caravans. There is also a stable which is currently used to store garden equipment. Above the stable there is space to add further accommodation, subject to Planning consent. At the rear of the barn is a workshop with fitted work benches and 3-phase electricity. Another part of the barn is used for log storage and to garage a car.

The grounds measure 2575m² (about 0.6 of an acre) and include some mature trees. There is plenty of space for a swimming pool just outside the summer terrace and plans have been drawn for this. Drainage is to a septic tank which conforms to current regulations. The property has been rewired and all windows have shutters. All the floors are tiled making ease of cleaning. Satellite television and radio systems are incorporated. All white goods, many of which have been purchased recently , are included in the sale. Garden furniture will also remain.

The house is situated on a D road in rolling farmland. The nearest village is 3 miles away where there is a small general store, a boulangerie and a popular family-run restaurant. The famous bastide town of Fleurance is 9 miles away and market day is Tuesday. Toulouse is an hour away and the international airport is just 45 minutes away.
