(Class E / Sui Generis) in one block of up to eight storeys, including ground and first floor car parking, with associated public open space, landscaping
and access.”

This application is currently being determined by Hull City Council but the proposed development of the Property is considered to be acceptable in principle based on the Council’s 2021 Pre Application Response. The Property also has the potential for the development of other uses subject to planning, with
planning permission previously granted for the development of a 135 bed hotel (ref. 13/00549/FULL).

Transport
Three international airports are within one and a half hours’ drive.

Eight direct rail services run each day between Hull and London taking as little as 2 hours 40 minutes each way. There is an hourly service on the Trans Pennine line to Leeds (and on to Manchester and its airport) and a twice-hourly service to Doncaster and Sheffield (with connections to the East Coast Main Line and into the Midlands).

It is linked to the national motorway network via the A63 dual carriageway directly leading to the M62, M18 and A1.
