GROUND FLOOR
The PUBLIC BAR is a room of some quality and character having assorted fixed and loose traditional pub seating for 25 customers. Open fireplace with exposed antique brick surround. Counter from the CENTRAL BAR SERVERY which interconnects with the lounge bar servery.

The LOUNGE BAR AND RESTAURANT is in two sections having been recently refurbished and able to cater for seated up to 40 customers. It has contemporary and traditional seating and is conveniently located to the catering kitchen and has its own fully equipped servery which interconnects with the public bar servery.

There is a well equipped CATERING KITCHEN which is adjacent to the large STOREROOM which has double door access onto the dining section. This is utilised for the dispensing of carvery meals on Sundays, but could once again be utilised as an additional dining area able to seat 16 diners, if furnished. Also off the inner hallway are a set of LADIES AND GENTLEMEN'S TOILETS and an ON LEVEL BEER CELLAR.

The OWNERS ACCOMMODATION consists of THREE DOUBLE BEDROOMS, one of which is EN-SUITE and one of which is at second floor. The master bedroom with the en-suite also has a 'walk in' wardrobe. There is a large impressive living space which has KITCHEN with farmhouse style fitted units, DINING AREA and LOUNGE. FAMILY SHOWER ROOM.

EXTERIOR
To the side/rear of the property is a popular external area which is not the largest, but is partially covered providing smoking solution/external area.
