The exterior of Casa Brezza Mare is rendered white plaster, as is the custom on the coast.  You enter the grounds through an automatic gate.  There's a parking area with carport and a garage, ideal for eBikes, scooters and your cars.  You see the loggia, the pool and the beginnings of the plot.  You IMMEDIATELY see the sea views...particularly unique because they're pure sea views...no electrical towers, no commercial buildings...just the Adriatic Sea!  Across from you, up high, is the town of Capo d'Arco...elegant in the sunlight, perched above the sea.

Upon entering the Casa Brezza Mare you see that simplicity and comfort reign.  There's a big, simple eat-in kitchen that can accommodate 8+ people for casual meals.  There's the open plan dining room and lounge/living room with fireplace that exits through French doors to the wraparound loggia, itself a sort of outside living room/dining room.  This floor also has a very big laundry and utility room as well as a big bathroom with bathtub and shower.

Heading upstairs at Casa Brezza Mare there are 4 spacious bedrooms and 3 bathrooms.  The floors are real hardwood parquet floors, the old kind that's thick and wears softly.  Heading to the 2nd floor there's a multi-use space that can be put to family use for more sleeping space for at least 4 more people, if not more.  That means Casa Brezza Mare can sleep 10-14 people.  That's just one of the reasons why the house has an EXCELLENT and impressive seasonal rental history - one of those houses that pays for itself!

Heading outside into the garden area, the central feature is the 4.5m x 8m pool, with its own sea views.  It's surrounded by flowers, shrubs and cooling cypress and palm trees.  Note that the pool has salt filtration as well as massage jets in one section that are terrific feature.  There's a big grill and BBQ...an outdoor shower with solar panels for hot water.  There's even a changing room and bathroom adjacent to the pool.  Around to the other side is the main outbuilding - 50 sqm of space - that's unofficially dubbed the "party room"!  This taverna-like setup is perfect for extending use of Casa Brezza Mare into the fall and winter.  It has a fireplace, a grill and a kitchen...there's a big table to accommodate large groups...this sort of building is dear to the heart of most Italians...a place where big multi-generational groups of friends and family can gather for good food and good times.

Walking around the plot we're amazed that a house this close to the coast has this much land, and, that the plot is so private.  Again, the sea views and the view up to Capo d'Arco are worthing mentioning.  We underline the fact that this sort of property is a "finite resource" in that there are very few properties with sea views this good, from houses this well-equipped, with this much privacy and property.  It's an investment that cannot be beat.

On a practical note, Casa Brezza Mare is internet equipped...there is central heating as well as hot water heated by solar panels.  The house is on mains mater and gas.  There are storage sheds on the plot.

The location Casa Brezza Mare is first-rate, literally best-in-class.  You're 5 minutes from the beach.  Within 15 minutes of the house you can pick and choose some of the best beaches and coastal hill-towns in the southern Marche.  Just 5 minutes from Casa Brezza Mare is Porto San Giorgio, known as a terrific coastal town for beaches, dining, partying and people watching.  The provincial capital of Fermo, a great city to discover, is 7-8 minutes from the house.  You are just minutes from the A14 Autostrada and the main north/south coastal rail lines.  The Ancona airport is 35 minutes away, with Pescara at an hour and Perugia at around 1:45.
