THE PROPERTY

The property is a traditional 1930s farmhouse with rooms leading off a central passage, offering bright and airy accommodation, with the majority of the rooms being dual aspect, and enjoying far-reaching views across south Somerset from the first floor.

The large garden runs to the rear of the property and is laid to lawn with a paved patio area outside the sitting room bifold doors. Under the patio is a 5000 litre rainwater storage tank used to water the garden via a pump powered hose, which has resulted in reduced water bills for the current owners due to rainwater going into the tank and soakaways. Along one side is an elevated purpose built fenced in vegetable plot, with a stone retaining wall, and below that an established fruit garden and metal framed greenhouse. On the opposite side is a spacious shed with a lean to store.

SURROUNDING AREA

High Ham is a delightful village located at the top of a wooded hill which rises out of the Somerset Levels. There are wonderful views over the surrounding countryside, which extend to Glastonbury Tor. High Ham has a highly rated primary school, pub and Norman Church, and is convenient for Somerton and Langport, both of which have good amenities. It is also well placed for the larger regional centres of Yeovil and Taunton.



Langport's central location means there are great shopping and dining options within a short distance, The Black Swan pub in Langport, The Firehouse in Curry Rivel, and The Devonshire Arms in Long Sutton. Langport is also within easy reach of Hauser & Wirth and The Newt at Bruton, and highly acclaimed restaurants such as 28 Market Place at Somerton and HOLM in South Petherton.


There is also an excellent choice of independent schools for children of all ages, including Millfield, Sherborne School, Hazlegrove, Bruton Schools, Taunton School, Kings College and Queen's College.

Travel into and out of the area is made accessible by the close proximity of major roads such as the A303 and the M5 being only about 20 minute drive away. Train travel is also readily available with a number of stations around a 30 minute drive away such as Yeovil, Taunton, Bridgwater and Castle Cary.
