Description

Sellers Insight:

Glendower House has been a wonderful family home for us. In winter the house is cosy, warm, snuggly and relaxing. In summer, it's light, airy and cool. Whatever time of year, the glorious views across the valley and beyond to the Malvern's and on a clear day to Cleeve Hill, are spectacular and have continually filled our hearts.

The house has been such a boon for a growing family with the two snugs, multiple bathrooms and we love bringing the whole family together at the long dining table for wonderful family meals whilst looking out across the countryside. In summer we open the dual bi-fold doors to the patio which is fabulous for barbeques and other entertaining. Who doesn't like to cook or wash up with those views!

We walk pretty much every day, all year round. Out of the door, up the ancient hollow-way path to the top of Garway Hill in 10 minutes where the wild ponies, skylarks, flora and fauna are abundant. 360 degree views of 5 counties! There are plenty of other walking opportunities: Garway Village, Kentchurch, Kilpeck and the Herefordshire Way passes a few hundred yards away.
Working from home has been effortless with fast broadband and access to London, Birmingham and South Wales for business has been easy. Road links via the M50 plus rail links to Birmingham, London and Cardiff are seamless. Both Birmingham and Bristol airports are convenient either by road or train.

Being able to sit at my desk and work, looking over the beautiful countryside, being able to step outside with a coffee to break up the day and to sit on the terrace at the end of the day to decompress surrounded by birdsong and the sun setting slowly over the horizon has been a joy.

The core of the house dates back to around 1760 and even with the extensions and modernising renovations, you can still feel the warmth of generations of loving familes who have lived in Glendower House over the years.
We are sorry to leave this glorious village with it's vibrant community, great pubs and active community. But after much deliberation, the Spanish sun has enticed us away.

Property In Brief:

This fantastic property perfectly blends character features and contemporary style, such as the spacious kitchen/family room, which offers outstanding far reaching views through the dual bi-fold doors. In addition there are a further two reception rooms, four/five bedrooms (two being en-suite) utility & downstairs wet room. The property has been almost entirely refurbished and updated, with some exceptional quality features, along with some quirky & interesting touches. Viewing is of course essential to fully appreciate all that is being offered.

Please note that for those wishing for a larger plot and garden, or land for cultivation or perhaps keeping animals, there is additional space available by negotiation. This would bring the whole property and plot up to about 1.76 acres and would provide for some additional single storey buildings - Call for more information or simply book a viewing.

Location:

Garway Hill is a popular walking destination within Herefordshire as the summit offers far-reaching panoramic views of rugged landscapes. Glendower House, which is perched on the side of this peak, also showcases this magnificent scenery and, to add even further to the idyllic feel of this setting. The property is just shy of a half-hour drive from the cathedral city of Hereford which offers various supermarkets, shops - both independently-owned and chain stores - plus restaurants, pubs and leisure facilities.

The home at a glance:

The first thing that is immediately apparent on reaching the property, is the sense of tranquillity and the phenomenal views. Both offering that sense of escape that so many of us are now searching for. The property itself is approached via an initial stone built porch, which in turn opens onto the spacious hallway. From here you can move to the inner hallway or to the living room itself, with exposed stone walling, inset wood burner and feature panelled wall. From the inner hallway, you can access the remaining ground floor rooms, starting with the superb showcase kitchen and family room. This combined space of two rooms, fuses together with twin bi-fold doors flooding the area with light and opening up onto the patio, maximising the effect and enjoyment of that stunning elevated view. There is under floor heating and the kitchen itself offers an array of wall & base units along with an island that sits underneath an attractive central atrium. There are integrated Neff appliances to include, twin ovens, induction hob, dishwasher, fridge/freezer, Quooker water tap system and large contemporary extractor. There is of course the essential breakfast bar, instantly making the kitchen a social space. The utility room offers further cupboard and appliance space and leads to an impressive downstairs wet room, with waterfall shower and attractive, contemporary and contrast style tiling that is very effective. The remaining ground floor rooms include a snug lounge/study (which again features exposed stonework and wood burner) and a further room that could be utilised as a study or quirky guest bedroom, as it has a split level design with mezzanine floor and an en-suite. Moving to the upstairs, the first floor offers three double bedrooms, with the master enjoying an en-suite and there is a generous family bathroom with an impressive free standing bath. Naturally there are attention-drawing views from many of the windows and even further natural light provided by the many Velux roof lights.

Glendower House provides for flexible living, enabling the new owners to create and utilise the many rooms for their own purpose, whilst always appreciating that at its heart this is an interesting period country home in an enviable position.

The great outdoors:

The garden is a relative blank canvass, with the spectacular views as the back drop. From here you can cast your gaze over the Clee Hills near Ludlow, Malvern Hills and May Hill; all can be spotted from this area. In terms of parking, there is generous off-road parking as well as a roomy double garage, with twin doors and which is equipped with power and lighting. The front garden and driveway are fully enclosed and finished off with newly fitted wooden gates. In addition, there are raised walled areas, which could be, further utilised for planting, terracing or just for flower/shrubbery borders.
