Description

A superb opportunity to create an amazing home, business or both at this unique riverside property on the banks of the river Wissey in beautiful West Norfolk.
In the same ownership for more than twenty four years, this 18th Century farm house is located in a most enviable spot on the banks of the River Wissey. The property is currently able to offer the main five bedroom farm house, two bedroom annexe, moorings, stabling, garaging, paddock and further outbuildings. The property has for many years been run as a very successful Bed and Breakfast by the current owners and they continue to offer the annexe on a Holiday Let basis. It is an opportunity with enormous flexibility.

Arriving at the property you turn into a large driveway offering parking for numerous vehicles.
The primary house comprises of three reception rooms the sitting room with doors directly on to the river frontage; Study, kitchen, Utility and WC. Original features are rife throughout the house and there is a beautiful working inglenook fireplace. The first floor offers three substantial double bedrooms all with en-suite bathrooms, the Master bedroom with direct views on to the river. The top floor has a further two double bedrooms and shared "family" bathroom. It is possible to see the river from every room in the house. The house has been utilised as a bed and breakfast for many years and could easily be done again as all the necessary regulations are met. Alternatively there is the option to update and create a fabulous family home to suit.
The Annexe is accessed through its own entrance from the driveway and is all on the ground floor. It offers a reception room, kitchen, double bedroom, single bedroom, bathroom and WC. There is direct access to a riverside patio from the sitting room. This is currently let out on a Holiday Let basis bringing in an income of approximately £120 per night.
Outside the gardens wrap around the house with beautiful riverside area and further gardens that currently have a summer house and swimming pool. All along the riverside are the privately owned moorings that currently have six boats each paying a weekly rent of £10 to the owners; it is possible to moor a further six vessels depending on size should you wish. There are full fishing rights as well.
Outside the kitchen door is a large store room that is likely to have been a former dairy. This building along with the first garage and store are of early brick construction and have incredible "living roofs" on top of the pantiles. At the end of this building is a purpose built dog kennel.
The first Garage is currently kitted out with an hydraulic car lift, work area and power sources. The second garage is a larger building and has a WC installed. The small barn is currently used for hay storage but has substantial accommodation for at least six cars; with all of these building and their facilities this would be a classic car collectors dream!
The stables are located to the rear the barn and second garage. Four boxes all have automatic water troughs installed and lighting. There is a tack room and mounting block at the side. In front of the boxes is an all weather riding arena and to the end of the row is direct access out on to the bridleway that leads along the river. Behind the stables is a horse walker and paddock with shelter of approximately half and acre.
The property benefits from recently installed "Air Source Heating" along with privately owned Solar panels.

HILGAY:
Thought to have Saxon origins, the name derives from the Old English meaning "Island of Hydla's people". It is recorded in the Doomsday book as part of the manor of St Benedict of Ramsey who built a Priory there.
The parish church of All Saints' was built in the 14th and 15th Centuries and restored in Victorian times. Within the church is a memorial to Captain George William Mamby who was the inventor of the life-saving Mamby mortar, he fought in the revolutionary and Napoleonic wars as a British naval officer and is Hilgay's most noted resident, currently residing in the churchyard.
The village consists of an attractive high street known as Stock's Hill. Dent's butchers shop offers groceries in the village and their large farm shop on the outskirts of the village is a genuine asset. The Rose and Crown pub is just the other side of the bridge and is a popular spot for locals.
Located just off the A10 there is excellent access to Kings Lynn, Ely and Cambridge.
Downham Market offers all the facilities that one needs. There is a weekly market on Saturdays along with an array of shops and supermarkets. Superb transport links are available at Downham Market with regular direct trains to London Kings Cross, Liverpool Street, Cambridge and Kings Lynn. There is a bus service in the village to Kings Lynn via Downham Market.
There are two golf courses on the doorstep at Ryston Park and Denver. The Wissey offers fantastic fishing and boating facilities too.
