Description

Description
Station House offers a rare opportunity to purchase an original railway station house within the border village of Burnmouth. Believed to have been built in the 1840's the property was used as a station until the 1960's after which time it became a residential property. The property lies within approximately 1.9 acres of land.

Accommodation
Having once been a railway station the property has been tastefully adapted to create a quaint family home. The old 'booking office' contains a double bedroom and shower room with electric shower, toilet and wash hand basin. The current owners have added an extension which has joined the booking office with the 'Station-master's House' in the form of a railway carriage. This extension has created a useful living area currently used as office space with seating areas. The Station-master's House has a living room with gas fireplace, two double bedrooms with built in storage and fireplaces. A good-sized dining kitchen with fitted kitchen units, an integrated fridge freezer and a gas hob and electric oven. There is a bathroom with bath, toilet and wash hand basin. Adjoining the property is a brick-built outhouse currently used as a utility room and also houses the central heating boiler.

The property is in good order throughout but may benefit from some modernisation. The original building has high ceilings and coving with original doors and cast-iron fireplaces, with the majority of the property having double glazed windows, some with original shutters.

Outside
The property is accessed via a driveway just off the main through road in Burnmouth. There is ample parking and a large double garage which is supplied with water and electricity. The garden area is predominantly lawned and stretches along the edge of the railway line. There are two interesting buildings on the land, one being on old linesman's shed and the other believed to be a WWII ammunition bunker. In addition, there is a vegetable plot. The property is situated within approximately 1.9 acres of land. The land had planning in principle granted in 2017 to build a residential property with sea views, this planning has now lapsed. Details can be found on the Scottish Borders Planning Portal with reference: 17/00488/PPP. The land would equally be suitable for grazing.

Location
Burnmouth is a small village just off the A1 and about 3 miles inside the Scottish Border. The village has a pub with restaurant and a village hall. The tiny fishing hamlet of Lower Burnmouth is a short walk away and enjoys a fabulous location at the foot of the steep cliffs of the Berwickshire coast. Dolphins and seals are regular visitors to the bay and there are plenty of rock pooling opportunities along the shore. Fresh lobsters and crabs are still landed at the quaint harbour and the area is renowned for its interesting geological formations ideal for fossil hunting.

The local area has some wonderful countryside and coast with miles of open sandy beaches and vertiginous cliff top walks. There is plentiful open hill country with the Cheviot Hills to the south and Lammermuir Hills to the north offering great scope for walking and exploration. Holy Island, St Abbs with its spectacular diving, the Farne Islands and the wonderful beaches and castles of North Northumberland are all within easy driving distance and the vibrant capital city of Edinburgh is only 40 minutes away by rail from Reston or Berwick.

There are comprehensive cultural, recreational and shopping facilities together with modern sports and arts centres in Eyemouth, 3 miles away, and Berwick-upon-Tweed just 6 miles away. Transport links are good with a mainline station in Reston (5 miles away) and Berwick which has regular services to Edinburgh and Newcastle as well as London, and the A1 is close at hand. The area has a choice of schooling available with several primary schools and a secondary school in Eyemouth and Longridge Towers School at Berwick offering independent education from pre-school to A levels.
