After passing through the automatic gate, you enter the property via a driveway planted with trees and flowers, at the end of which you will be greeted by a magnificent Lebanese cedar. On your right is the car park.
We'll start our tour inside the house.
We arrive on a small terrace with a view of the Monts du Lyonnais. Let's push open the front door. On our right is a closed dressing room for shoes, jackets and coats. The living area opens up before us, extended by a large bay window onto the terrace and the wooded grounds with their swimming pool and pool house.
The kitchen has plenty of storage space and is fully equipped with induction hobs. It opens onto the dining and living areas and has a large window overlooking the west-facing terrace. Let's go down a few steps. Here we are in the old part of the house (1952), which has been completely refurbished. We enter an open-plan room that doubles as a sports and relaxation room. With its large bay window, it invites you to enjoy the west-facing terrace and its view of the Monts du Lyonnais.
On the right is a utility room. A shower room, bedroom and study with independent ground-level access follow. Ideal for a liberal profession.
Let's go to the night area on the second level. A large
A wide hallway gives access to three bedrooms, including a master suite with shower room and dressing room, facing east and west, and a bathroom with whirlpool bath and dressing room. Have you noticed the quality of the materials in each of the rooms? A real treat. All the furniture remains on site.
Let's move on, if you don't mind, to the outside. Fully enclosed, the grounds are planted with trees and flowers. The automatic watering system makes it easy to maintain the flower beds. We are on the east side of the house. The 8x3 swimming pool, with its UV ion filtration system and pool house, sits on the partly shaded plot. This allows everyone to enjoy the sunshine to their heart's content. Children and adults alike can enjoy a game of football, badminton or any other outdoor activity on this area of around 800m2, with a total surface area of 1,524m2. The terrace with its plancha grill is ideal for sharing meals with family or friends away from prying eyes. There are no neighbours to disturb your peace and quiet.
For pétanque? It's on the west side. At the foot of the majestic Cedar of Lebanon, the car park and driveway in front of the house are made of gravel. Ideal for spending the end of the day sunbathing while enjoying the terrace and its view. All the windows have automatic roller shutters. As far as energy is concerned, we have an air/water heat pump with underfloor heating and cooling. House classified AA.
A 5-minute walk from the centre of Neuville, which has retained the charm of the cobbled streets so dear to the south of France, you will find numerous shops including butchers, fishmongers, cheese-makers, bakers, patisseries, bookshops, hairdressers, clothes shops, perfumeries, jewellers, etc...
The property is close to Notre Dame de Bellegarde, a well-known private school, college and lycée.
It is 10 minutes from Ombrosa, the bilingual school.
The bus stop is at the foot of the house: bus 40 goes to Bellecour and bus 70 goes to Part Dieu.
The TER gets off at Neuville and takes 12 minutes to Part Dieu.
In 2027, there will be the BHNS, a high-frequency bus on a former railway line that will take you to Lyon very quickly, with the introduction of a greenway.
