Near the historic village of Preggio is the wonderful property "L'Armonia", which consists of a main house, an outbuilding, a swimming pool and the surrounding land. Surrounded by woods and olive groves, the property is connected to the municipal road by a gravel road about 800 m long, so it is secluded, with plenty of privacy, but not isolated! The harmony comes from the perfect interplay between nature, the forest and the integration of the property into the landscape, where the infinity pool underlines the elegant character amidst the endless and breathtaking treetop views. Inside, harmony is provided by the skilful combination of tradition and modernity. The main house with its stone walls and terracotta roof has retained its historic character and consists of two floors: on the ground floor there is an entrance hall, a large living area with fireplace and arched doors, a new large kitchen with dining area, a very bright conservatory that catches the first rays of the morning sun, a veranda with beautiful far-reaching views, a bedroom, a bathroom, a guest toilet as well as a technical room and a storage room. The beautifully landscaped walkway of natural stone leads from the main building to the outbuilding and ends at the pool area. The salt water pool has a noble ceramic mosaic, a comfortable corner staircase and the pool edge of the mountain side is kept narrow and gives you the feeling while swimming that the water disappears into infinity. The sun terrace and the 10 square metre wooden shed that serves as a changing room complete this area.

State of repair
The farmhouse and outbuilding are completely renovated and in perfect condition, thanks to a recent modernisation of the bathrooms and the kitchen, that brings the aesthetics and functionality in perfect harmony with typical elements such as stone, brick, wooden ceilings and terracotta tiles. It offers modern touches in harmony with colonial colours and easy-to-clean ceramic floors. Wooden windows with mosquito nets and, where necessary, wrought-iron grilles.

Utilities
The property has all the important connections such as electricity, liquid gas for heating, satellite reception and Starlink broadband internet. There is also underfloor heating, wood-burning fireplaces and stoves. The water supply is guaranteed by the own deep well and there are also two water tanks with a capacity of 5,000 litres each. The salt water system from the pool has recently been renewed.

L'Armonia is located between Umbria and Tuscany, about 2 km from the small village of Preggio. The nearest services are in the nearby villages of Mercatale, Lisciano Niccone and Castel Rigone, which can be reached in about 15min by car. The nearest larger towns are Magione, Umbertide and Perugia. Lake Trasimeno, Italy's fourth largest lake and numerous beautiful historical and cultural towns in Tuscany and Umbria such as: Cortona, Città della Pieve, Montepulciano, Arezzo and Assisi can be reached in less than an hour.

Land registry details
In the case of serious interest, the seller commissions a technician to draw up an up-to-date declaration of conformity with town planning and building regulations. This involves verifying that the actual condition of the property is in accordance with the data and plans filed with the land registry, as well as the projects filed and approved with the municipality. The last declaration of conformity was drawn up by a specialist in 2020.

Ownership details and eventual contractual obligations
The seller is a natural person, therefore the cadastral values of the property are to be used for the calculation of the purchase taxes.
