Description

The Paddocks offers a unique blend of period charm, with the original house dating back to at least the 18th Century, as well as modern extensions and additions which have together created an exceptional space.

The main house comprises accommodation over two floors with a total area of just over 6,700 square feet. This long term family home has been modernised by the current owners who have enjoyed raising their family here and making the most of the first class leisure facilities.
The main entrance hall gives the first glimpses of the house, with all rooms being well-proportioned and enjoying a great flow. The house has a great mix of reception rooms, such as the 37’ drawing room, which leads into the dining and kitchen/breakfast room beyond, as well as more cosy and intimate rooms like the snug.
This house is built for entertaining, both indoors and out. A unique feature of this house is the large snooker room, complete with bar and access to the rear garden and patio – allowing the party to move outside when the weather allows.

The kitchen has ample space for a dining room table as well a large central island and range of cupboards and comes complete with an AGA. This is backed up by a plethora of rooms including a pantry, utility room, store, boot room and boiler room.
The 5/6 bedrooms are all doubles and utilise two family bathrooms. They all enjoy private views of either the lawned front garden or large rear garden which backs onto trees.

Outside

The space and facilities outside do not fail to impress. A large patio wraps around the rear of the house, ideal for both entertaining and relaxing. This flows onto the level lawn and gardens beyond. There are a range of herbaceous borders for year round colour and a backdrop of mature trees, providing a private and green view.
To the side of the house is the outdoor swimming pool. This is discreetly positioned in the part walled garden, close enough to the house, but not in constant view. The pump and heating facilities are housed in the boiler room. A summer house with a bar can be found next to the brick BBQ making this an ideal area for entertaining. The tennis court, with an all weather astro-turf surface, is adjacent to the pool and screened by a mature hedge and fencing. There is also a gym/conservatory located in the side patio.
The house is approached via a long private driveway which leads up the side of the house and provides ample parking and access to the double car port and garage. It also has 3 stables and side access to the house.

Situation

The village of Lydiard Millicent is an active community which supports a public house, village hall, primary school as well as a Church. Everyday shopping needs are available at either Royal Wootton Bassett, about 3.8 miles or the West Swindon centre, about 2 miles which has a supermarket, sports complex, cinemas and restaurants, and a hotel. The larger centre of Swindon about 4.2 miles provides extensive shopping and recreational facilities as does Cirencester, about 15 miles and Marlborough, about 18 miles. Communications are excellent with Junction 16 of the M4 about 4 miles away. There is also a fast Intercity rail service from Swindon, about 4 miles, to London Paddington approx. 60 mins. Leisure and sporting facilities in the area include sailing at the Cotswold Water Park, golf at the Wiltshire Golf and Country Club and walking on the Marlborough Downs.
