The yard is on the farm, adjacent to AM Dressage and the farmhouse itself.
Access is from Lumbar Lane, less than five minutes from its junction with the A48, only 20 minutes from the M5 at Gloucester.
Prestige Equestrian Centre is only appx 30 mins drive, as is Hartbury College.

Description
The yard is well laid out with eight traditional timber boxes on three sides, with arched entrance.
The boxes are as follows:
2 appx. 11'x11' in size
4 appx 13'x11'
2 appx 15'x11'
- all with front and rear windows.

There is a separate carpeted tack room with saddle racks and fitted kitchen sink unit (hot & cold water), & staff area. The large feed room also has rug racks and shelving
The Monarch horse walker is for five horses and is adjacent to the stable yard.
The arena is new, with post & rail fencing and a new flexiride surface - measuring 55 x20m min.
There is hardstanding on the yard for lorry parking, and also for the muck heap ( muck heap currently shared with main yard)

Turnout is in four electric fenced paddocks just opposite the yard with one timber field shelter. Water is easily reached via a hose pipe from the yard.
There is shared use of WC and kitchen facilities in The Old Railway Carriage on the adjacent main yard.
Water & electric separately metered.

Use of gallops possible by arrangement with adjacent racing yard.

It is our intention to grant an initial 3 year lease with the option to break after the first year.
