Ref. Villa La Torre - Situated on a small hill less than 6 km from Ribera and about 1700 metres from the sea is the beautiful Villa La Torre.

The villa enjoys excellent privacy, there are no properties in the immediate vicinity and it is totally fenced off. All the main commercial activities are located in nearby Ribera where you will also find all the main services.
Less than 2 km away is the small Ribera Marina, which comes alive mainly in the spring and winter months. Here you can admire the beauty of the Sicilian sea and the splendid beach of Seccagrande and enjoy the beautiful seafront full of local restaurants and businesses that are only open from April to November.

The villa was totally renovated in 2017. Nevertheless, given the maniacal attention of the current owners, it is still in perfect condition.
The renovation was carried out using high-quality materials of Sicilian origin, including the beautiful Sicilian magnolia flooring throughout the house and in part of the portico.

The villa is also equipped with a video surveillance system throughout the house, both internally and externally, and an all brick fence surrounding the large garden to guarantee maximum security.

Description

The villa has a size of 140 square metres plus a small mansard in which a bedroom and a bathroom have been placed (the mansard is partly not habitable due to the height of the ceiling).

The villa is mainly arranged on the ground floor.
It has two entrances, one from the kitchen side, and one from the side of the spacious living room.
From the living room it is possible to access 3 of the four bedrooms in the villa.
Each room has its own bathroom.
The villa is ideally suited for short rentals in the period from April to October (it is therefore an excellent investment for those wishing to make a profit).
A staircase leads from the living room to the attic. This, like all attics, is habitable only in the central part and is currently used as a fourth bedroom. A bathroom has also been created here.

Finally, there is a spiral staircase that gives access to the turret from which it is possible to admire a splendid 360-degree view that stretches from the surrounding countryside to the sea.
The sea is close at hand, just over 1.5 km from the villa.

The villa has ample equipped outdoor spaces.
It has a garden of about 2,000 square metres and a large outside porch that surrounds two sides of the house (about 100 square metres).
The space available is varied and the finishes are also perfect throughout the exterior.
Everything gives a sense of peace, well-being and tranquillity.

The outdoor area also has a marble barbecue finished with Sicilian knitting, an outdoor shower and a large technical room for the swimming pool where various tools for garden management can also be stored.

The large pool measures 6 metres by 12 (the water is purified with salt and not with chemicals).
It is also beautifully finished.

The Villa has all the main facilities:

- All rooms and the living room are equipped with heat pumps used for both heating and cooling.
- For hot water there is a solar thermal panel as well as boilers for use in emergencies
- The villa is connected to the municipal aqueduct, but since the water supply is not continuous, there is also a 20,000 litre underground cistern that guarantees maximum autonomy
- The villa is not connected to methane and does not have a radiator heating system. The kitchen is supplied with a gas cylinder.
- For waste water there is a regularly certified Imoff tank
- The villa has a video surveillance system with 10 cameras and a video intercom
- The garden is illuminated with an automatic lighting and irrigation system
