In the municipality of Altavilla Milicia, a small town on the north coast of Sicily, just a few kilometres from Palermo, Villa Patrizia is located in a purely residential area consisting only of villas, just a few hundred metres from the sea. The villa dates from the late 90s and was extensively renovated in 2000. The villa has 3 bedrooms, 3 bathrooms and two large living rooms.

The villa is accessed via a staircase that gives access to a veranda overlooking the sea. The entrance leads into a large relaxation area with sofas and TV. An archway leads to the dining area, which is equipped with a custom-made bookcase and a fitted kitchen. Both the relaxation area and the dining area can benefit from a fireplace, which sits in the middle of the two rooms and has an open fire protected by glass on all four sides.

The living area is completed by a French door near the kitchen, which gives access to a habitable terrace. The large windows give the rooms a lot of brightness and a perfect view of the sea, even from the house. A hallway leads to the sleeping area, where there is a large bedroom and a bathroom.

To the right of the entrance door, a staircase leads to the second floor, where there is another large living room that can be used as a study or library, while on the opposite side there is a large bedroom with en-suite bathroom, a second smaller bedroom and another bathroom.

The property is equipped with a very large storage room under the house, as large as the entire plan of the house, where the technical rooms and two large rooms where you can easily park your car, scooters, garden tools, etc. are located.

From the veranda, which is located in front of the living area, you can access the garden of about 800 square metres with olive trees and a lawn via a staircase.
From all the properties you have a beautiful view of the sea.

The villa is accessed via a small private road; you can park two cars in front of the house or use the garage. The villa is equipped with a very efficient and ecological central heating system, where you can burn wood or pellets in addition to biomass. There is also air conditioning in all rooms for heating and cooling. There is very good internet reception in the house via a SIM card, over 100mb/sec. The house is connected to the communal water supply.

The surrounding area

Basic services such as supermarkets, fishmonger, baker, pharmacy, butcher and more are only a few minutes drive away, about 5 minutes, and are not within walking distance. The roads in the area are not very busy in autumn and winter as it is mainly a summer area. The beaches are varied, with areas of small pebbles alternating with areas of flat rocks. There are car parks with direct access to the beaches where you can leave your car safely.

The centre of Palermo is less than 30 km away and the airport less than an hour's drive. The motorway leads east to Messina, west to beautiful Trapani and the beaches of San Vito lo Capo and Scopello, and south to the Greek temples of Agrigento, so most of Sicily is within a few hours' drive.

Possibilities

This villa has been used as a holiday villa in recent years and has also been successfully rented out via AirBnB. The owners now want to invest in another type of property overseas and are therefore selling the property. In our opinion, it is too bad to rent it out; it offers to live here all year round; the view from the large windows or from the terrace is beautiful. The asking price seems negotiable.
