Casa Piedi per Terra is exactly what the name implies.  It's a simple, down-to-earth, unpretentious and much-loved restored 3-bedroom, 2-bathroom farmhouse, right-sized at around 170 sqm..  The style inside is relaxed and rustic.  The outside is done in a tasteful plaster rendering, in a sort of terracotta color.

You enter Casa Piedi per Terra through any number of multiple panel glass doors.  There's lots of ways in and out, creating a seamless transition between the rustic and relaxed interior and the terrific outdoor areas.  The ground floor tiles are a version of the old cotto tiles and the ceilings have old beams, restored and repurposed in the restoration.  Here we find a big, open plan living/lounge/dining area with a fireplace.  There's the simple kitchen - perfectly fine for holiday use, or something you can replace at modest cost, as we explain in the property video tour.  The kitchen can accommodate 2-3 people for breakfast or lunch.  The "feel" on this floor is one of comfort and simplicity, exactly the sort of feel that the entire region of Le Marche projects.  Also on this floor is a big, full bathroom with a hydro-massage bathtub.  The ground floor doors exit to the big wrap-around loggia.  Just across the terrace is a sizable BBQ grill and pizza oven.

Heading upstairs at Casa Piedi per Terra you'll admire the rustic stone slabs used for the steps.  These lead to parquet floors on the 1st floor.  Here we find three bedrooms and 1 full bathroom.  All the bedrooms have spectacular views.

When you arrive at the roughly 2,380 sqm. plot and whenever you exit the house, you're stunned by the spectacular views.  These views are more about getting closer to the earth than being down-to-earth!  There's a postcard-like view of bustling hill-town Sarnano.  There close-in, big, impressive views of the Sibillini Mountains...in fact, Casa Piedi per Terra literally abuts the Sibillini National Park...and tell you more about that in just a moment.  But first, we need to talk about the pool.  It's the most unique pool, loaded with character.  Sure, there are bigger pools and who doesn't like an Infinity Pool, BUT...this pool is one-of-a-kind.  It's 5m x 8m and is surrounded on three sides by some ancient stone walls of a structure that once stood on the spot...on two sides the walls gently slope up from ground level and across the back the third wall sits up high.  There's plenty of space for sitting poolside.  There's also a shower and garden shed.  This pool is such that you have to see it to appreciate it, starting with our photos and house tour video. 

In addition to the unique pool and the spectacular views, Casa Piedi per Terra has a pleasant lawn space and a grass-terrace area with a railing that has a commanding view of Sarnano.  There's also lots of areas with shade trees, a welcome feature given the hot summers of late.  The house, as we mentioned, has a wrap-around loggia that is connected to the pizza oven and BBQ by a green-roofed open pergola...it's a great look.

A terrific feature of Casa Piedi per Terra is its location - you can walk to the two closest restaurants!  The house is just 5 minutes from BUSTLING Sarnano, one of Central-Marche's most appreciated hill-towns.  Sarnano boasts multiple restaurants, cafes, supermarkets, small shops, hotels, B&Bs and a lively civic and cultural life.  Sarnano hosts multiple festas throughout the year ranging from culinary events to an annual car race up to the mountain peak of Sassotetto.  Sarnano is a gateway to the Sibillini National Park.  This means that all manner of 4-season sports and outdoor activities are available to you - serious road cycling, gravel and eBike excursions, paragliding, hiking and trekking, camping and even some winter skiing.  Picnics in the Sibillini are hugely popular.
