Description

The ultimate lifestyle property, set amongst the glorious Shropshire countryside with about 6 acres, workshop, barn and studio.

Description

Elms Farm is an extremely attractive period farmhouse which was originally two cottages, dating back to the 18th century. The house has been altered and renovated over the years and has more recently had an extension added, creating a wonderful family home whilst making the most of the stunning views and surrounding countryside. The accommodation is extremely versatile and offers a fantastic lifestyle.

The house is approached via a private drive where there is a parking area for several vehicles. The original front door opens into a boot room with WC, and a further door opens into the spacious living and dining room which has a wonderful exposed stone inglenook fireplace, with a wood burning stove and a stone hearth. This is thought to have been the original bread oven for the property. This room has lovely views over the valley beyond through large windows with deep windowsills. There is a dining area, and an office/bedroom 5 off.

An inner hall fitted with cupboards, houses utility products and this space provides an access into the fabulous 'L' shaped kitchen breakfast room, which is part of the modern extension. There is a 4 oven AGA, with a separate electric oven and induction hob, fitted base and wall units with solid oak worktops, a central island with a breakfast bar and granite worktop and a separate dining space. Bi-Fold doors offer the feeling of outside coming in offering amazing views and plenty of natural light. A separate door leads outside onto a raised patio.

There are two staircases leading to the first floor; the original leads from the main living area up to a landing where there are two double bedrooms both with en-suite bathrooms. A set of double doors lead through to the modern extension and further landing space, off which is the principal bedroom with breath-taking views and bifold doors which open onto a balcony which wraps around this part of the house. There is an en suite bathroom with bath and shower. Bedroom 4 is within this part of the house and also has a door onto the balcony. The second staircase leads back down to the kitchen.

Outside

Standing in just over 6 acres, Elms Farm offers plenty of space along with lots of potential. When visiting the house it is certainly worth going with an open mind, as there are so many ways Elms Farm could be utilised whether as a multi-generational home, a potential business (subject to the necessary planning permission), or as a small hobby farm. The outbuildings provide so much potential, including the original workshop which is currently used as a ceramics studio, the timber framed barn which has been partially converted and the steel barn, currently used as a recording studio with a small kitchenette and a shower room.

The land is mostly to the front of the house, sloping down towards the valley with a wildlife pool. The land, until recently, has had sheep grazing on it and would suit similar livestock or Native ponies.

Location

Clun is a rural village in south west Shropshire, surrounded by the beautiful Shropshire Hills, an Area of Outstanding Natural Beauty. The village has a number of boutique shops, a grocery store, two pubs, a church, memorial hall, cafes and a hairdresser. The Green Man festival takes place annually and a May Fair is held in the grounds of Clun Castle.

Elms Farm is about half a mile outside of the village of Clun crossing the 14th-century pack horse bridge that crosses the river connecting Saxon Clun to Norman Clun, which has given rise to a local saying: "whoever crosses Clun Bridge comes back sharper than he went"

Clun is a fantastic location to access the Shropshire Hills either on foot, horseback or mountain biking including Bury Ditches, Hopton Wood Forest and Clun Forest. The mid-point of Offas Dyke Path is about two miles away, the Offas Dyke Centre in Knighton, about 7 miles away whilst Craven Arms is about 9 miles and Bishops Castle about 5 miles, all of which have a larger array of shops, petrol stations and supermarkets.

There are two primary schools, St George's CofE Academy in Clun itself and Newcastle CE Primary School, at nearby Newcastle-on-Clun. Bishops Castle Community College is about 5 miles away, whilst in the private sector, Bedstone College is about 8 miles away.
