The property offers immense charm and character throughout with attractive cottage gardens and beautiful terracing. In addition, there is a separate small bothy that offers potential for further accommodation, if so required. There are extensive outbuildings and stores offering excellent facilities for horses/ponies including immediate access into two paddocks. The house is in good order, although would benefit from some upgrading and refurbishment.

ACCOMMODATION
The accommodation includes main entrance with attractive natural wood cloak cupboard to one side. Slate tiled flooring extends across through an arch with the main staircase leading up to the first floor.

The kitchen is fitted with a range of wall and base units that provide excellent storage. A double ceramic sink with window over, looking out towards the yard. Space for a dish washer to one side and an electric double oven with halogen hobs over. A two-oven oil fired Royal range cooker is to one side providing additional cooking facilities. A central island offers further storage and preparation space. A large skylight above allows an abundance of natural light in.

This room extends into the breakfast room and seating area with a useful pantry to the far end.

The main utility/boot room with side access out through a stable door also has a butler sink with plumbing for a dishwasher/dryer to the side. Beyond is the downstairs shower room and WC, with an airing cupboard to the side.

An inner lobby with an attractive built-in cupboard with niche above, leads into the dining room with a small seating area/study beyond. French doors allow natural light in and open out to the front lawn and garden.

The main sitting room is very spacious and light with a dual aspect to the front and a further door opening out to the front garden. An open fireplace is a central feature with a large hearth and attractive hamstone surround. Exposed ceiling timbers add character and charm to the room.

On the first floor the principal bedroom includes full height fitted wardrobes that run along one side. There are three further bedrooms and a family bathroom.

GARDENS AND GROUNDS
The main garden area is to the front of the house featuring the main lawn with an ornamental pond to one side. Established hedging along with ornamental trees provide complete privacy and seclusion to the front area.

Attractive terracing follows along the side of the house with attractive seating areas ideal for enjoying the stunning views out across the hills. This follows along a high wall with a gated access out to the lane.

A very attractive detached bothy offers huge potential to create further accommodation. A small fireplace is seen at one end with an open laddered access to a first-floor room.

The terrace continues to the rear of the house with a superb outside dining and BBQ area. Steps lead out to the rear yard with extensive outbuildings and garaging.

A double gated entrance opens out to a large, gravelled parking area ideal for trailers and cars. A single garage with up and over door is at the front.

There are five loose boxes, stores, tack room and turn out areas beyond.

Direct access is seen out to two fields, in all approaching 3.5 acres. Lighting, water and power is available at various points.
