So having established what a great place to live Harlow is, we need to describe this 'cracking' property to you.
Located in a quiet cul de sac part of Parish Way, the first thing to say about it is that it is in immaculate condition throughout.
The second thing to say is that when you look at the floorplan you will see that currently it has a lounge that on the face of it is quite small.
This is because the current owner has put in an extra wall to create an extra bedroom. HOWEVER, whoever buys this property has the option of either leaving it like it is OR, the current owner will (between exchange and completion), take down the wall and make it back to a large open plan lounge (see picture), make the flooring good and re paint in the colours of the new owners choice! This means a brand new lounge awaits the brand new owners!
So when it comes to describing the lounge, we think it is best to describe it how it will be when you move in rather than how it is now!
The Lounge 4.54m x 4.43m (14' 10" x 14' 6") is a nice large family space. There is a large window to the front of the property and the room benefits from Laminate flooring. It is open plan which means easy access to the staircase.
The downstairs cloakroom has a WC & hand basin and nice vinyl style flooring.
The Kitchen is fabulous! Fully fitted with integrated appliances which consists of fridge, freezer, dishwasher and washing machine. There is a double electric oven and a gas hob (fully vented). There are plenty of cupboards and drawers all topped with high grade worktops. There is a superb tiled floor.
The conservatory is lovely and gives that additional room that's just right for sitting when the months are getting cooler or just starting to warm up!
An absolute plus here is the fact that the current owner when erecting this conservatory had the foresight to dig building reg foundations (1 metre) and therefore at anytime new owners wanted to extend, the basic groundwork has already been done of you wanted a two storey extension!
The Garden, whilst certainly not large, is by no means small. Laid with high grade artificial turf and therefore extremely low maintenance, the current owner has built a fabulous home office / studio in the garden. Built to an extremely high standard and with full electrics installed, this is a massive plus for this gorgeous property.
Upstairs on the first floor we find three bedrooms (one en suite ), and the family bathroom.
The master bedroom is a decent size double with a window overlooking the front of the property. It has laminate flooring and a built in wardrobe.
The en suite is lovely and consists of a walk in shower, WC, Wash Basin and a heated towel rail. It has fully tiled walls and a beautifully tiled floor.
Bedroom 2 is a good size double, has laminate flooring and a window overlooking the rear of the property.
Bedroom 4 is the smallest of the 4 bedrooms and technically could be a small double. However, we believe it is best described as a nice size single bedroom although bunk beds would easily fit in here! There is a window overlooking the front of the property.
The extension to this property is that the current owner has gone into the roof, hence the fourth bedroom.
Another flight of stairs takes you to bedroom 4.
Bedroom 4 which is a double bedroom, has a shower room with walk in shower and hand basin. There are two Velux windows that lets in stacks of natural light. The owner here has been extremely clever and has utilised every inch of space with bespoke storage!
This family property comes with it's own garage, and with enough room for parking in front of the garage means 2 cars can be parked here. However, the current owner purchased an additional car parking space and therefore 3 cars can be parked off road. We are told by the owner that directly behind the additional parking space is a small piece of land (large enough for another car that could probably be bought from the original developers for not very much money!
Parking in the street outside is not difficult for when visitors come a calling.
There is a small front garden laid to the same high grade artificial turf with a lovely wrought iron fence and gate.
The property is fitted with CCTV with cameras set to show all sides of this lovely property.
In conclusion, we have a lovely 4 bedroom family home with 2 en suites. There is a exceptional home office / studio in the garden. The new owner is going to inherit not only a property in exceptional condition, but will have a brand new lounge painted to the colour of the new owner's choice! With the train station, town centre and hospital just a 5 min walk away, and the amazing Harlow Town Park a stone's throw away, you would be hard pushed to find property in a better location!

About us

A chance meeting some time ago between Lee Venables & Geoff Flewers saw their conversation turn to estate

agents and how bad an experience they had both had when selling their own properties.

Wind forward 18 months and they were both running Town and Country Herts & Essex Estate Agents. They

became more convinced than ever that the dubious, archaic & darn right bad practices of far too many estate

agents were simply not going to
