THE PROPERTY

Tenure: Freehold

EPC Rating: B  **  Council Tax Band: C

Exterior & Approach

Positioned within the highly sought-after Roman Heights development in the Streethay area of Lichfield, this superbly presented home is available with No Upward Chain. The house is set back from Humber Drive behind a short lawn with shrubs and gravel edging to enhance the initial appeal. Paving slabs lead beside the lawn to the composite front door. To the left of the house is a tandem driveway providing off-road parking for two cars.

At the far end of the driveway is a secure wooden gate to access the rear garden. With a combination of wooden fencing and a neighbouring garage wall at the rear, garden is very private. It is mainly covered by lawn with a short, slabbed patio near to the house immediately outside the French doors from the lounge. There is wooden storage shed to the left.

Ground Floor

Viewers will enter the house directly into a hallway that has plenty of room for guests to remove coats and shoes. Two further doors open to the guest WC with wash basin to the right, and ahead to the impressive open plan ground floor.

This incredible open space begins at the front with the stylish integrated kitchen that was upgraded when the property was built in 2020. The integrated appliances comprise of a four-burner gas hob with overhead extractor fan, electric oven, fridge freezer, dishwasher, and a washing machine. The latter three are all concealed within the stylish grey units. There units are complemented by a laminated work surface that incorporates a one and a half bowl sink with drainer.

The kitchen features wood effect laminate flooring whereas the remainder of the open plan area is carpeted and is easily large enough to hold a dining table, sofa suite and an entertainment unit. To the right of the dining area is the staircase up to the first floor with a handy storage cupboard underneath. A wide set of French doors flanked by full height windows open out to the rear garden.

First Floor

As viewers move up to the first floor, they arrive at the landing that forms a corridor beside the balustrade and has doors leading off to all three carpeted bedrooms and the family bathroom. Making great use of the void above the stairwell is a deep storage cupboard and there is a hatch to access the loft.

The bedrooms comprise of two doubles and a generous single. The larger of the two doubles is at the rear of the house and is an impressive size, easily being able to hold a king-sized bed and wardrobe / dressing table set. The family bathroom has very pleasant suite that includes a long bathtub with shower and screen above, wash basin, toilet, and a chrome heated towel rail. The suite is perfectly finished by decorative textured wall tiling around the splashback areas.

MAINTENANCE CHARGE

Although the property is Freehold, there is a maintenance charge of under £200 per annum for upkeep of communal grounds. This is to be confirmed by solicitors.

TRANSPORT LINKS

Roman Heights is located in Streethay just off the A5127 Burton Road. The A5127 leads to Lichfield City Centre in the west and the A38 north in the east, which leads directly to Burton on Trent and Derby. Taking Cappers Lane from the main roundabout at nearby Trent Valley will provide access to the A38 south (for Birmingham & Sutton Coldfield) as well as rural routes and the A51 to Tamworth. Eastern Avenue is a bypass which navigates around half the circumference of Lichfield, and therefore provides good access to the A51 north to Rugeley & Stafford.

There is a regular bus service to Lichfield City Centre Bus Station located on the Burton Road, which leads to Burton on Trent in the opposite direction. The bus station provides links to all of the above destinations as well as places beyond Lichfield to the west including Walsall, Brownhills, Burntwood & Cannock.

Perfect for longer distance commuters, the property is located within walking distance of Lichfield Trent Valley railway station. There are split level platforms as the station is part of both the West Coast Mainline and Cross City Line. This means there is access to major UK destinations such as London, Birmingham, Liverpool & Manchester to name a few, as well as destinations in the midlands including Sutton Coldfield, Redditch, Atherstone, Nuneaton & Rugby.

SCHOOLS & AMENITIES

The development is brilliantly served by Streethay Primary School, with a new shopping centre next to it that includes a Co-Op convenience store, Domino’s Pizza outlet and the lovely Bod Coffee Bar. There is also a children’s play area within the development. Supermarkets including Waitrose, Tesco, Morrisons, Aldi & Lidl are all a short drive away from the property.

With Lichfield being one of the smallest cities in the UK, the majority of homes are within walking distance to the centre, where there are plenty of famous and independent stores. The city is steeped in history including the cathedral, churches and the Birthplace of Dr Samuel Johnson, credited for compiling the English dictionary amongst other literary achievements.

According to the Staffordshire Schools website, the catchment secondary school for this home is Netherstowe High School which is within a mile of this home. As well as Streethay Primary School there are two further catchment primary schools listed on the Staffordshire Schools website, Scotch Orchard (0.4 miles) & St. Chads Primary (0.7 miles). Although we have researched this information, parents are advised to confirm catchment via the local authority.
