Description

Over the past five years the current owners have extended and updated this four-bedroom/four-bathroom 1960s house, creating a 4,800 sq ft emporium of luxurious proportions, great flow and exquisite taste. It has the appearance and ambience of a five-star boutique hotel and all the bells and whistles to go with it!

Plus, it’s location is second-to-none. Brinkworth is a warm, friendly community with a pub, primary school and buzzing village hall, while it’s a seven-minute drive to the historic market town of Malmesbury to do the weekly shop at Waitrose. It’s also just ten minutes from the M4 for swift access to Bristol, The West Country or London.

A two-storey extension encompasses the kitchen and family room with the glamorous principal bedroom suite above. On the other side of the house, glass doors open into a showroom-style garage and adjoining gym with bifolds to the heated outdoor pool, hot tub and Mediterranean-inspired paved terrace. This is a simply magical house for those who like to entertain – it’s built for parties, large and small, and there’s even a fully-equipped bespoke bar.

Stand-out features include the split-level principal bedroom suite complete with two dressing rooms, spa bathroom, freestanding bath tub with incredible views, and a bewitching double-sided gas fire. It’s a haven of warmth and tranquillity that you’ll never want to leave!

The recently rewired property has excellent eco credentials with RAKO smart lighting, Ubiquiti wifi network, solar panels on the garage roof and air source heat pumps with underfloor heating in the kitchen extension and most other tiled areas.

The professionally landscaped gardens extend to a generous 1.25 acres and are perfect for children to run and kick a ball with direct access to the adjoining fields and footpaths. There’s an outdoor play frame, summerhouse, greenhouse and garden shed.

Kylemore House is a very special country retreat encompassing everything your heart could desire, and then more! Let’s tell you about its unique attractions in more detail . . .

Make an entrance

First impressions count, and that’s reflected at Kylemore House where the bespoke electric wrought iron gates glide open onto the gravelled courtyard boasting parking space for at least ten cars.

The porticoed cherry red front door opens into the hallway with the staircase, complete with chic glass bannisters and hand-crafted stained glass window, winding to the first floor. There’s built-in coat storage and a cloakroom with WC plus a door into the 15x11ft utility room with loads of useful storage and plumbing for washing machine, tumble dryer and a second fridge/freezer.

Double oak doors open into the double-aspect living room, a fantastic ivory carpeted 19x28ft space that’s bathed in natural light and an open book for your choice of sofas, furniture and artwork. The showpiece is the ultra-chic Italian Neolith feature wall with inset woodburner that’s double-sided to the kitchen. It’s a truly grown-up entertaining space which most definitely has the wow factor!

The living room flows open-plan into the dazzling kitchen and family room which has bifolds to fling open in the summer months and a pedestal gas stove to light when it gets chilly.

The state-of-the-art 17x20ft Rencraft designer kitchen is at the heart of Kylemore House and showcases a multi-height central island, Siemens oven stack, super-sized hob, Fisher & Paykel fridge/freezer, Miele dishwasher, Caple wine fridge, Quooker boiling water tap, a coveted open-plan pantry and oodles of curvaceous storage with hand-painted Farrow & Ball aubergine cabinetry enhanced by pristine white quartz worktops and areas of exposed oak.

A peninsula unit with prep sink and butcher’s block part-divides the kitchen from the family room, the ideal place for a TV, children’s toys/electronics and desk for doing their homework. It’s easy to keep an eye on them while prepping meals. A boot room to the side has a door to the garden and is the useful drop-off point for shoes and coats after muddy countryside rambles.

To the other side of the entrance hall is the fabulous 21x12ft dining area, just perfect for candlelit dinner parties. It flows open-plan into a separate sitting area where beers, cocktails and G&Ts can be served from the ultra-chic bar equipped with all the professional bells and whistles including mirrored glass and bottle storage, a chiller sink for Champagne, a trio of bar stools, Italian granite counter and pendant lighting.

If it’s a big summertime party, the double doors link to the outdoor patio and another set open into a lobby that interconnects the dining area and the insulated showroom-style garage – equally brilliant for storing a supercar or for use as a dance floor! The entertaining space can be made even bigger by also using the 21x12ft gym with its bank of bifolds which concertina open for a barbecue or pool party. There’s also a shower room adjoining the gym, making it an option as a fifth bedroom if desired.

Concluding the impressive ground-floor line-up is the light and airy 11x14ft home office with a bespoke duo of desks tucked into the window alcove, designed by furniture designers Strachan. The company was also responsible for individually designing and fitting-out both the upstairs dressing rooms and the bar.

A beautiful bedtime story

If you could design your dream bedroom suite, then the one at Kylemore House very probably fits the bill! Frazzled grown-ups requiring a little ‘me time’ can escape to the incomparable confines of this super-luxe vaulted suite for rest and recuperation par excellence.

This oasis encapsulates an 18x16ft bedroom with a freestanding bath tub on a raised timber plinth to enjoy those breath-taking views across the picture-perfect countryside – all you need is a warm soak with a glass of Champagne to be in seventh heaven!

Truly cosseting in the winter months, a two-way feature gas fire links from the bedroom to the first dressing area, a luxurious 19x17ft haven fitted with designer mirrored wardrobes, drawer units, expansive dressing table and ultra-glam illuminated and integrated shoe display. Desirable extras include integral laundry bins and designated hairdryer storage drawer with cable ports. The second dressing area is similarly comprehensively fitted out.

The chic en-suite bathroom continues in the same vein and could rival any luxury spa with its twin washbasins, separate WC, luxurious steam room and spacious ‘chill-out’ area.

There’s three further bedrooms, all doubles, and they are equally unique and elegant as the principal suite. There’s a very generously sized (12x17ft) guest suite with en-suite bathroom featuring bath tub and shower cubicle, while the remaining duo of bedrooms are served by the family bathroom which has a big walk-in shower.

 Glorious gardens

Step into the garden of Kylemore House and you’ll immediately feel at one with the beautiful Wiltshire countryside which fans out in all directions. A gate in the perimeter fence accesses a dairy field and the myriad choice of footpaths beyond. It’s an outdoorsy utopia for walkers, cyclists and horse riders.

The chic, split-level paved terrace runs the width of the house with plenty of space for garden sofas and loungers, dining set, barbecue, and so on. The 11-metre Compass outdoor heated pool is an inviting dip all-year-round and it’s complete with a waterfall feature, solar safety cover and underwater lighting. Next to this is a luxurious Blue Whale Spa hot tub.

Flowerbeds edge the terrace and are separated from the huge expanse of lawn by an attractive Cotswold stone wall while, to the right, there are several raised vegetable beds behind an ornate gate.

A trio of sheds offer copious storage for mower, tools, logs and so on alongside a greenhouse. A lovely hexagonal summerhouse is the place to relax with a well-earned glass of wine after a spot of gardening while children will adore the Blue Rabbit play frame with a bark safety surface beneath.

Round and about

Although Brinkworth is a linear settlement extending to some 7.5 miles, giving rise to a claim as ‘the longest village in England’, it is a friendly, buzzing village with an active social scene including monthly quizzes at the local pub, The Three Crowns, where the tasty pub food is popular. It welcomes both families and dogs with a roaring fire in the winter.

Annual village events include a summer fair and church fete while the village hall has a busy line-up of weekly classes and meetings along with a pop-up post office on Tuesdays. Youngsters will love a trip to Westonbirt arboretum – an annual pass to enjoy the range of attractions and activities, including the amazing Christmas light show, is a brilliant idea. Golfers will love having 18-hole Brinkworth Golf Club on their doorstep.

Education is always a priority for families and the village school, Earl Danby’s CE Primary School, is well regarded and Ofsted-rated ‘good’. Secondary schooling is at nearby Royal Wootton Bassett Academy[HE6] , which is rated ‘outstanding’ and Malmesbury Secondary School which is very highly regarded. Brinkworth also has an excellent nursery, Little Foxes. There are also excellent private schools in the vicinity including Cricklade Manor Prep, St Margaret’s Prep and St Mary’s School in Calne, Westonbirt School and Marlborough College.

Brinkworth Dairy makes deliveries of milk, yoghurt, cheeses and other goodies while the nearest place to do the weekly supermarket shop is the lovely Wiltshire town of Malmesbury, a seven-minute drive, where there’s a Waitrose, butchers, cake shop and high street brands such as shoe shop Clarks.

Gourmets will love the choice of dining out options in the locality. The current owners of Kylemore House recommend the nearby Somerford Arms, Potting Shed, The Old Bell Hotel and Rectory Hotel, while, for those who really want to roll the boat out, Whatley Manor offers gastronomic indulgence in its Michelin-starred restaurant, The Dining Room.

Finally, Kylemore House has an optimum location for commuters being within ten minutes of junctions 16 and 17 of the M4 for an easy drive east and west. There is a fast, frequent train service from Swindon to London Paddington (journey times 55 minutes), and regular mainline train services from Chippenham to London Paddington in just over 60 minutes.
