A 15th-century farmhouse in a typical Piedmontese courtyard, on the vineyard road in the heart of Monferrato hills, Unesco world heritage site.
The renovation project of the house from 2015 to 2020 was carried out by the unesco architect and engineer, following the restoration technique
The renovated part is 250 sqm and is on 3 levels. You will enter from the front fenced garden. at the entrance you will have a dining room , large kitchen, living room, laundry area and a bathroom with shower and bath. stairs will take on level zero where you will find billiard, sauna and small fitness area. on second floor you will have a bathroom with shower, 2 bedrooms and a master bedroom with en-suite bathroom. Next to the main house you will have a further 80 sqm (40 used as a garage, 40 to be renovated) and a double barn in front of the house, one is used as Whirlpool area.
Access to the property is private.
The garden on the front of the house is about 120sqm, while the orchard on the road side is 3000sqm (about 1000sqm are kept as woodland) . Permission to build an eco-pool can be given ( or for an external one you won't need permission).
the roof of the main house was redone in 2015. The interior window frames were changed in 2019 with mosquito net and the exterior ones this year.
The house has an external heating room and solar panels.
Since 2021 the house is occasionally used as a licensed vacation rentals and generates an annual gross profit of approx. 50,000 .
Since this year, it has obtained the international green certification.
Furniture, sauna and whirlpool can be left to the new owner.
at 1.5km you will have school, market, restaurants. at 2 km the main city of Casale Monferrato with all services.
There are several cycle-pedestrian routes close by, that run alongside the river (1 km from the property); the route of the famous Big Benches inside the Vineyards that start from Novese (60 km), passing through Ozzano Monferrato (the closest is 2 km away) and arriving as far as Monforte d'Alba in the Langhe (80 km). Not to be missed is a trip to the Infernot del Monferrato, recognised as a Unesco heritage site: typical cellars where wine is still preserved today (the first is in the historic centre of Ozzano). Monferrato is also famous for its wines, truffles to be tasted in the numerous cellars in the area. For history lovers, the territory is known as the area with the highest concentration of castles, each village in fact has its own castle, starting from the medieval Ozzano Monferrato , to the nearby San Giorgio (2km), to the Bulgari castle (8km). Don't miss a visit to the smallest village in Europe, Moncalvo (5km) and Serralunga di Crea, also a Unesco World Heritage site (8.5km). For children, there are numerous water parks nearby, including the first tropical park in Italy (35km). For chocolate lovers a must is the town of Novi Ligure (rich in history between Liguria and Piedmont 58km) and Alba in the Langhe (68km). For those who love shopping, the famous Outlet, the largest in Europe, is 70 km away, and on the way back a stop in the wine cellars of Gavi is recommended! For lovers of trekking, there are numerous scenic routes that pass through the vineyards (Castagnole Monferrato for example) or along the park of the river Po (Casale). In September/October and November, Monferrato and the Langhe are populated by the famous wine and truffle festivals.
The beautiful Ligurian sea it is 1 hour and half driving ( Arenzano), while Mont Blanc area or Milky Way for ski lovers , are 2 hours driving.
