Description

Pelleton House was originally built in 1878, and although extended over the years, it retains many original features including fireplaces and in particular the ornate restored individual cornice mouldings in each of the main reception rooms.
The house underwent extensive restoration and refurbishment in 2007 to include a new Welsh slate roof and kitchen orangery, windows, central heating and wiring and the attic rooms were incorporated with better staircase access to create a large 6th bedroom suite.
The rooms are very well-proportioned with high ceilings and large double glazed windows making the accommodation bright and welcoming. The triple aspect kitchen/breakfast room is a lovely space; fitted with a highly specified Martin Moore kitchen and flooded with natural light from a large glazed ceiling lantern and windows and French doors to two walls.
The former coach house has been incorporated into the main house to form an integral double garage and the former hay loft is now a superb cinema room, accessed via a staircase leading from the kitchen.
Upstairs, there are 5 generous bedrooms on the first floor, and 2 bath/shower rooms, with the 6th suite up on the 2nd floor.

Outside

The house is approached via a shingle driveway which provides plenty of off-street parking for several cars, and leads to a double garage formed from the former coach house and still featuring the original floor.
From the drive steps lead up to the front garden, landscaped with flint faced retaining walls and an area of lawn. A side gate with red brick piers, further flint walling and a planted border, leads to the rear garden.
The part walled rear garden is mainly laid to lawn with a large paved sun-terrace adjacent to the rear elevation of the house and to the kitchen. Shingle paths lead around the lawn with beautifully planted flower, tree, and shrub borders including specimen plants such as red acer, tree peony, vines, and a fig tree. To the rear there are raised beds with both brick and wooden retainers, and there is a red brick bothy with a clay tiled roof. The property is subject to a tree preservation order.

Situation

The property is located on the southern outskirts of the town, within easy reach of the High Street and also convenient to access beautiful surrounding countryside.
Dorking provides comprehensive shopping facilities with large brand supermarkets Waitrose, M&S, Sainsbury's and Lidl. Within the town there are many independent and specialist shops, coffee shops and restaurants; Two Many Cooks and Aroma to name just a couple. Dorking Halls offer regular live shows and has a cinema. Knoll Road is ideally located for outdoor enthusiasts with easy access to the Glory Woods, The Nower, leading to Leith Hill, Ranmore Common and the wider open countryside of The Surrey Hills.
