Attractive country house with pool on large plot between Porches and Alcantarilha

In the rural area above Armação de Péra between Porches and Alcantarilha you will find this characteristic 4-bedroom country house. The 4200 m2 fenced and private property is located on a rural road. The villa is surrounded by a garden with plenty of grass and several mature conifers that provide pleasant shade, especially in summer. At the edge of the garden is a 10 m x 4.5 swimming pool with a sun terrace. The villa was renovated in 2019 where, among other things, the floors were renewed and the exterior window frames and windows were replaced with double-glazing. The long sandy beaches of Armação de Péra are 4 km from the villa. Nearby are several international schools and supermarkets. The accessibility of the location is excellent, as the connection to local connecting road N125 is at 1 km and the connection to the motorway A22 is at 2 km from the villa.

From the country road there is a driveway leading to the front of the villa with the attached carport now in use as a covered lounge area. The living room is now furnished with a dining area and a lounge area by the closed fireplace. French doors open onto a covered terrace and a walled patio with a fixed stone BBQ. Next to the living room is the generous fully equipped kitchen with a cosy eating area. A door opens to the east-facing semi-circular outdoor terrace.

On the ground floor are 2 bedrooms. One bedroom with an en-suite bathroom is located on the shaded north side. The other formal bedroom adjoins the patio at the front of the villa with French doors. This bedroom is now furnished and used as an office.
A wide circular staircase decorated with Moorish tiles with natural stone steps leads to the floor with the other 2 bedrooms. Both bedrooms are south-facing and have a large balcony with beautiful views from there. One bedroom has an en-suite bathroom. In the upstairs hallway is a bathroom with a walk-in shower.
The bedrooms all have spacious built-in wardrobes.

During the most recent renovation, the floors were insulated with cork and covered with tasteful PVC flooring, double-glazed windows and doors were installed throughout the villa and the electrical wiring was completely replaced. Solar panels have been installed to provide hot water to the villa. Please note that the current, still valid energy certificate does not reflect the correct value as many improvements have been made since the certificate was drawn up.
