Description

A delightful 3 bedroom period cottage with plenty of off-road parking & South-facing rear garden set in the centre of this very popular & well-serviced village.

The Property
This delightful Grade II listed period cottage is believed to date back to the early 18th century, originally built of course limestone with ashlar quoins & dressings under a Collyweston slate roof. An extension was added to the rear of the cottage in 2002, providing a larger family kitchen area as well as the additional principal bedroom and family bathroom upstairs. The cottage has many retained character features, including window seats and fireplaces in both front rooms, while still benefitting from mains gas-fired radiator central heating. Off from the extended kitchen/dining area there is a single storey utility room, as well as a downstairs toilet. The cosy sitting room is a lovely light room due to the dual aspect with a window to the front and French doors out to the rear patio, with a lovely large log burner inset within the fireplace as a focal point.
Upstairs, the spacious principal bedroom overlooks the rear garden and has built-in wardrobes, with additional space on the landing for a dressing table. The family bathroom has been beautifully appointed, with roll-top bath to the side and a corner shower. To the front, there are two double bedrooms, one with fitted wardrobes and original fireplace; downstairs the sitting room could be used as a fourth/guest bedroom if required with the dining room as an alternative snug/lounge.

Outside
The cottage is set back from a village side street, with the parish church across the road and one of the village’s acclaimed pubs some distance along. There is an off-road parking area for several cars, while to the side a blue slate chippings pathway bound by box hedging on either side leads to the rose-draped front door. The enclosed South-facing rear garden is mainly laid to lawn, with deep borders to one side and two garden sheds in the far corner area. A corner patio by the sitting room doors catches the evening light for those warm summer evenings, while there is a practical extended porch by the kitchen stable-door for storage and muddy boots. On the far side by the utility window there is an inset space for a small log store.

Location
Baston is a popular village with a vibrant community, located approximately 3 miles north of Market Deeping and approximately 4 miles south of the market town of Bourne. An excellent range of facilities are available in the village including a shop with post office, two pubs, hairdressing salon, garage, church and playing fields with year-round tennis courts. The village also has a primary school and public school (Kirkstone House) with further schooling available at Market Deeping, Bourne Grammar and Stamford. As well as the extensive village playing fields, local sporting amenities include water sports at Tallington Lakes, approximately 4 miles away and a golf club at Toft, approximately 4 miles. The cathedral city of Peterborough, some 13 miles to the south, offers a wide range of recreational, educational and shopping facilities together with a high-speed rail link to London King’s Cross which has a publicised journey time of approximately 50 minutes.
