Description

Stonehouse Farm is a rare find in the area: an unmodernised detached ‘chocolate box’ cottage dating
back to 1769 situated within wonderfully expansive,
secluded grounds, tucked away down a quiet lane with
no overlooking neighbours. The house, though dated,
has been well maintained and retains much of its original
character including a bread oven and exposed beams,
with a well in the yard. The property offers fantastic
potential for renovation and extension, subject to
obtaining the necessary consents, with two large barns
(one stone-built) offering a variety of uses which would
also be suitable for conversion (subject to permissions).
This much-loved family home, dating from 1769 has
been well maintained by the same owner for the past
60 years. Though dated it offers a wealth of character
which has been incorporated into the house during
extensions in 1805 and 1970s. Internally it’s fabulously
cosy and charming, with beamed ceilings, a vast
inglenook fireplace inset with a wood-burning stove,
exposed stone walls and a range cooker in the kitchen.
Though the property would benefit from modernisation
it has been looked after and offers untapped potential.
The extensions have added to the original footprint of
the house and it is deceptively spacious inside, with the
sitting room having plenty of space for family nights in,
a sun room overlooking the garden, a formal dining room
across the hall and a connected kitchen and boot room
fitted with farmhouse-style cupboards. Upstairs there
are four bedrooms, including a principal bedroom with
an en suite bathroom, and a separate family bathroom.

Outside

Stonehouse Farm is situated in a generous plot of land
which is just under two acres of paddocks, gardens
and yard space. The two large barns offer a variety of
potential uses including car storage or conversion to
stables. The gardens are well established and offer a
variety of trees and shrubs, and there are a number
of paved areas for garden furniture. There is ample
private parking.

Situation

Danehill is a small village situated just south
of Chelwood Gate in the High Weald Area of
Outstanding Natural Beauty close to the green
areas of Ashdown Forest and Chelwood Common.
Leisure pursuits in the area include horse riding
on Ashdown Forest, golf at Royal Ashdown and
walking on the extensive footpaths and bridle
paths across the surrounding countryside. The
village itself has a primary school and a popular
pub, while further amenities can be found in
Haywards Heath and East Grinstead, with the
larger centres of Tunbridge Wells and Brighton
also easily accessible. The area has excellent
transport links with mainline rail services from
Haywards Heath to London Bridge and London
Victoria in 42 minutes. The M25 motorway can
be accessed via the A23/A22 with links to other
motorway networks, Gatwick and Heathrow
