Description

AN IMMACULATELY WELL KEPT DETACHED BUNGALOW AND GARDEN IN A LOVELY SETTING ON THE EDGE OF THE VILLAGE

Newleaze House is a comfortable and beautifully maintained detached bungalow situated in a lovely spot next to the church on the edge of the village. Originally built in the 1970s as an annexe to The Rectory, it has been home to the current owners for about 20 years during which time the bungalow has been cleverly altered and updated. Extending to about 1,500 sq/ft the accommodation is immaculately presented and comprises an entrance hall, a large L-shaped living room with an open fire and a dining area that can be separated with bifold doors, a conservatory and a smart modern kitchen with a breakfast bar and a separate utility room leading through to the garage. There are three good bedrooms, one of which is currently a study and two bath/shower rooms (one en-suite). The bungalow also benefits from a newly upgraded oil-fired heating system and double glazing which both go towards making this a most comfortable and efficient home in a very lovely rural location.

Newleaze House is surrounded on all four sides by a splendid garden which is a great credit to the skill and hard work of our clients. The various lawns are neatly kept and the borders beautifully stocked with a wide variety of colourful flowering plants and shrubs. In the sunniest parts of the garden, there are cleverly paved terraces and gravel seating areas, and in the north-west corner there is a pretty pond, a summer house and garden store. To the north there is another lawn which leads into a well-tended and very productive enclosed vegetable garden with another garden store and potting shed. Coming off Hammond Street the start of the drive is shared with The Old Rectory, then you turn sharp right though a white gate onto a gravel drive which leads to the front of the bungalow where there is plenty of parking and an attached single garage.

Newleaze House is pleasantly situated next to the church in the quiet village of Mappowder with some fine views across the vale to Bulbarrow in the east and the Dorset Gap (near Melcombe Bingham) to the south. It is a lovely rural location but not too isolated with a village shop and post office, primary school and pub a few miles up the lane in Hazelbury Bryan and shops and doctors’ surgery over the hill in Buckland Newton and Cerne Abbas respectively. The village is almost equidistant between Blandford (for M&S Foodhall and Tesco), Sherborne (for Waitrose and the railway station), and the county town of Dorchester. This part of Dorset could very rightly be called a countryside lovers paradise, the walking, riding and cycling around the village is wonderful. There are lots of good opportunities to enjoy sport and country pursuits of all types, and within 45 minutes you can be enjoying water sports or walking along the south coast from Poole harbour and Studland Bay through the Purbecks to Weymouth and Dorset’s renowned Jurassic coastline. This is a very attractive and quiet rural location but with all the services and amenities you might need within easy reach. The drive down to the A354 Dorchester to Blandford to Salisbury road takes about 15 minutes, and from there it is an easy commute to Poole, Bournemouth and Ferndown and along the M27 to Southampton and beyond. The nearest stations is Sherborne (London Waterloo about 2 hours)

Services: Mains water, drainage and electricity are available at the property. Oil fired radiator heating and hot water (new boiler in 2019). Excellent broadband (Wessex Internet).
