Description

Enjoying wonderful rural aspects, set in a lovely plot of 0.13 acre and having been comprehensively refurbished and extended, unique and charming single storey cottage of character in a great location

Comment from Robert Reed of Gascoigne Halman
As locations go Peckforton offers the perfect one for rural life. From your front door you can access some of Cheshires most beautiful scenery with routes connecting to the sandstone trail and walks taking in views of the nearby Peckforton and Beeston castles. Whilst families enjoy the locality to the popular Cheshire Ice Cream farm, adults may be more excited by the very well regarded Pheasant Inn at Burwardsley.

The opportunity to purchase in Peckforton is all too rare and this is especially the case when looking at properties under the £400,000 mark. Whilst the price is appealing, the property is too and offers all the character and charm that you could want from a rural cottage. This is also one you can grow older in without worry, being single storey.

The current owners have been very active since moving in with a comprehensive renovation and extension, transforming this into a unique home that combines character and individuality with practicality.

Externally the property also has a lot to offer with a gravel driveway offering parking for two to three car and a fabulous garden of great variety and maturity which incorporates some really useful buildings that comprise workshop, hobby room and garden shed.

Location
The picturesque village of Peckforton is found a few miles to the south of the sought after village of Tarporley. The village, which is essentially a rural hamlet comprises of a collection of period farmhouses and cottages adjoining open countryside and long regarded as one of the most scenic parts of the county. Rural walks can be found closeby along the Sandstone Trail and other nearby routes that run through the Beeston & Peckforton foothills.

The villages of Bunbury & Tarporley are both reached within a short drive through the country lanes and offer a comprehensive range of amenities and services including shops, convenience stores, doctors¿ surgery, chemist, several churches, pubs & restaurants. The historic city and county town of Chester is just 16 miles to the west with many high street retailers complemented by out of town retail parks including the Outlet Village at Cheshire Oaks.

For those needing schools there are successful primary and secondary schools in Tarporley & Bunbury and for those seeking private education there is a strong selection locally including The Grange at Hartford, Abbeygate College at Saighton and The King¿s & Queen¿s Schools in Chester.

On the recreational front there are thriving sports clubs in the neighbouring villages catering for cricket, tennis, football, hockey & squash and on the edge of Tarporley the Portal Premier & Championship Golf Courses. For the equestrian followers there is horse racing at Chester & Bangor-on-Dee, polo at Little Budworth and for the racing enthusiasts a motor racing circuit at nearby Oulton Park.

Despite the rural location the area is extremely accessible for all areas of commerce throughout the North West including the Chester Business Park, Deeside Industrial Park and Wrexham Industrial Estate. Liverpool & Manchester are both within daily travelling distance courtesy of the M53 & M56 motorways. To the south the A49/A41 connects with the M54 allowing for ease of access to The Potteries, Telford, Wolverhampton and Birmingham.
