This farmhouse and vineyard has full car access along good roads until the last 50 m of gravel drive.
At the begnning of the land is a garage which is wide enough for one car.

On arrival there is a beautiful covered pergola where a small car can be parked.

The house is divided into two and has a detached greenhouse as it used to be a working small holdng producing Merlot and Sangiovese wine.

Although this house will need cosmetic work, to make it look pretty, there are many features about it that do not need touching. For example, all the shutters are new. There is full central heating which runs off a wood burning boiler making it economical and using renewable fuel. There are also solar panels.

The ground floor consists of a small kitchen, which can easily be knocked through to the dining room. The dining room has a fireplace but also the cucina economica which heats all the radiators. The central hallway has stone stairs up to the 4, good-sized bedrooms and a bathroom. The bedroom with the ensuite bathroom also leads out to, what could be, an ouside eating area as there is also a kitchen at this level leading out to the covered terrace. The central hallway has a French door that leads out to the balcony where morning coffee could be taken. There is load of room to make a third bathroom as currently the second, modern bathroom with shower is on the ground floor with entrance from the front patio.

The second half of property needs more work but has beams and terracotta floors, it is on two floors but they are not, currently connected by an internal staircase.

On the southern side of the house is a glass fronted lemon house to be restored.

Behind the house is a large barn with a bread oven. This has a rather industrial quality and could even be removed as the property offers so much without this.

The roof was fully remade in 2000 with bitumen paper. In summary, this is not an attractive property but the location is great, just 5 minutes-drive from the city of Barga. It can be made to look attractive without needing complicated permissions and without needing lots of money.
