Stocks Cottage is situated in the attractive Rutland village of Market Overton. The village has a public house, church, shop, GP Surgery, Bowls Club and Cricket Club and is surrounded by rolling, open countryside.

The market town of Oakham is a short distance away and provides excellent everyday shopping facilities. More extensive commercial facilities are available in the regional centres of Leicester, Nottingham, Peterborough and Grantham.
There is good access to the A1, M1 the East Midlands Airport and high-speed trains to London.

The AGA has an electric oven and a gas hob and the sociable space is enhanced by the window seat overlooking the green.

Next to the kitchen is the dual-aspect dining room, which has seated up to 14 people in the past, one of the charming aspects of the room is the wattle and daub feature illustrating the depth of care and eye for detail the renovation went to.

A door leads into the large, single garage extension that took place in 2014 and was built to living standards for future potential conversion. A side door leads from the off-road parking into the garage with another door leading to the garden.

The rebuilt, wooden staircase rises from the kitchen to the first floor with pitched pine flooring extending throughout.

To the right is the beautiful, dual-aspect, principal bedroom with a feature fireplace and stone surround. Character doors, originally from the infamous Burghley House, open into an impressive ensuite bathroom-cum-dressing room. Dual-aspect with an array of built-in cabinetry into the eaves this double bedroom has a window seat overlooking the garden.

The north landing, accessed from the rear staircase, leads to the final bedroom. Deceptive at first glance, on opening the built-in cupboards, adult-size bunk beds are revealed.

The landscaped, fully-enclosed garden comprises a York stone terrace rising to a raised lawn. Opposite the kitchen-breakfast room is the herb garden interplanted by architectural box balls.

The lawn stretches up to the renovated outbuilding, comprising studio and WC, and a gravel sun seating area enjoying dappled shade from the silver birch, beyond which is the larger lawn flanked by beds brimming with season planting schemes.

The vegetable garden to the rear has both a greenhouse and garden shed and the garden has an array of fruit trees from apple and medlar to pear and cherry.

Also accessed from the sitting room and utility is the raised gravel dining terrace.
