Description - An attractive 3 bedroom house with courtyard gardens situated in the sought after village of Bathford on the edge of the UNESCO World Heritage City of Bath. Designed by renowned Georgian architect John Wood and with later additions, this individual mellow Bath stone property has much charm, and the many windows allow in lots of natural light throughout. A wealth of period features is evident including Georgian paned sash window and fireplaces. On the ground floor, the accommodation includes a beautifully appointed triple aspect drawing room, sitting room, study, morning room, kitchen, sunroom /utility room. Upstairs are three good sized double bedrooms, one with en suite bathroom and a contemporary styled shower room. The house benefits from 3 private walled, courtyard gardens, off-street parking, and a single garage.

The Old Malthouse is accessed off Church Street via a pedestrian gate into a courtyard, or via double iron gates which lead to a gravelled drive.
A part glazed front door leads into a spacious and light hallway leads through to the elegant triple aspect drawing room, with built in cupboards to one wall, an attractive fireplace, dado and picture rails and courtyard views.
Double glazed doors lead from the hallway into the peaceful sitting room, which has a window overlooking the front of the house and an attractive wooden fireplace and shelved cupboards to either side.
A third reception room is used as a study and has shelving and desk fitted to the length of one wall.
The kitchen is well equipped with a range of cream painted cupboards, a cream Aga with tiled splashback, electric oven, ceramic hob, butler sink and space for fridge and freezer and slate tiled flooring. Two separate doors on either side lead to useful walk-in pantries. Off this is a morning room with space for a dining table.
A sunroom with three French doors opening out to the courtyard, perfect for a hobby room, has terracotta coloured tiled floor, at the end of which is a useful utility space, shelved, with a sink and plumbed for washing machine.
Upstairs the three double bedrooms all have a generous amount of wardrobe space.
The en suite bathroom has a freestanding clawfoot roll top bath, vanity basin, WC and walk in shower. The shower room is contemporary styled with large walk-in shower room, vanity basin and WC.
The landing has a cupboard that houses the Worcester CH boiler and a Megaflow pressurised water cylinder. There is a hatch leading to an area of attic storage that spans the house which you can stand up in and has been mostly insulated and partially floored.
Outside
The Old Malthouse has three walled courtyard areas. Through the pedestrian gate from Church Street is a pretty cobbled and walled seating area with feature well, roses, flowers and shrubs. A further gravelled and paved courtyard area lies to the rear of the house, with a raised area for sitting and enjoying the sunshine to one side and a covered dining area to the other, with a wrought iron gate leading back to the driveway.
To the front of the property, accessed from Church Street through wrought iron gates is a gravelled parking area with three garages. (Two of the garages are used by the neighbour who has right of access to them).
Location
Church Street is an extremely prestigious location with a blend of exceptional Georgian houses, and beautiful quaint cottages, as well as the 13th Century Church of St Swithun.
