The property's double-aspect extended kitchen/diner (onto the sunny east-facing garden) and an independent garden room/studio are our favourite of many fine features. You are in for such a treat!

A smart walled front garden sets you back from the street. Up the tiled path and in the original front door and you land in the hall with stairs leading up ahead and the double-reception resting to your left.

The front room is a joy - of over 13 feet by over 12 feet, with a deep west-facing bay window with box work and bespoke shutters, ornate coving, and marble-surround (working) fireplace.

The second reception is home to another handsome fireplace and alcove storage, plus industrial-style glazed doors (these were fairly recently fitted) to the side return area of the garden. Beautiful herringbone oak flooring flows through the entire space.

On through the hall and you have the family/entertaining friendly w.c. to your right in under-stairs position. Beyond this you land in the wooden-floored dreamy kitchen/diner, which extends almost 30 feet.

Another bay window delivers a delightful dining or seating space, opposite a wood-burner (which is staying). The fitted kitchen is high-end and modern in style, and provides generous storage and counter space. A large built-in larder cupboard to the near wall allows you to store cupboardy-stuff easily.

Your sunny garden, complete with pond, is decked then lawned then decked again. It is over 75 feet in length and is mature in terms of planting - we love the palm and olive trees, for example. The big garden room/studio (of 89 square feet) is set at the foot of the garden, and has power.

Up the stairs and from the half-landing the family bathroom is first on your left. It is a slick sash-windowed affair, with brick-style ceramic tiling, a traditional-style suite, and an over-bath shower.

Adjacent is the first double bedroom, with original fireplace and sash window (plus two built-in wardrobes) onto leafy garden vistas.

From the landing proper you have a second double to your right (over 11 feet by over 10), in pastel hues.

The master bedroom takes the width of the terrace; it is over 16 feet by over 11 feet. Floor to ceiling wardrobes delight, and two sash windows offer pleasing street views. All three bedrooms boast lovely solid oak floors.

We've mentioned Nunhead Station. Queens Road Peckham and Brockley stations are yours by foot in 10 and 15 minutes respectively (both are on the Overground line for added connectivity). Take your pick from handy day and night bus routes on nearby Queens Road, too.

Local schools are highly-regarded and include Haberdashers' Hatcham College (covering 3-18) and Edmund Waller Primary (3-11). Bebright Bunnies Nursery is also popular.

The village-like feel of Nunhead Green is just a short stroll away with its butcher, fishmonger, bakery, wine shop and deli, as well as a host of pubs, cafes and restaurants. We like Kudu Grill, El Vermut, Goodcup (and Goodnights) and BARD4100 in Nunhead, plus Kudu, Beer Rebellion, and Blackbird Bakery by Queens Road Peckham Station. Peckham Bazaar is a little further but easily-walkable, and Brockley has some top spots. Here we like Browns, Ellary's and Brickfields.

The centres of Peckham, New Cross and East Dulwich are also very close for more options.

Telegraph Hill is a corker of a community to call home and hosts a number of community events. Telegraph Hill's Victorian Parks (Upper and Lower) are fab, as is The Hill Station community cafe and neighbouring pizza place.

There is a weekly Saturday market held in the Lower Park, or nip down to Brockley Market (held on Saturdays in the Lewisham College Car Park).
