Description

Cator Brake is an exceptional, modern family home in the heart of Dartmoor National Park with a superb "A" rated energy performance which is unusual for its charming location. Completed in 2020, this award winning contemporary home offers many eco credentials including triple glazing, photovoltaic panels and a ventilation heat recovery system.
Approached by a sweeping drive, flanked by the paddock to the right, you are immediately welcomed by the far reaching views which are a stunning backdrop for the modern architecture. Inside does not disappoint and the entrance hall sets the tone for things to come and provides glimpses through the house, which is incredibly inviting. Arguably the most noteworthy room of the ground floor is the wonderful open plan kitchen/dining room which is clearly the heart of the home. Flooded with natural light, this double aspect room seamlessly flows out onto the south facing sun terrace via double French doors whilst another set opens out onto the westerly aspect. A further perfectly placed window in the kitchen frames the landscape beautifully. The Leicht kitchen itself is a sleek design with an extensive range of units topped with Neolith Ceramic work surfaces. There are integrated Neff appliances including a dishwasher, hide 'n' slide oven, combination microwave, warming drawer and a full-height fridge and freezer alongside a Quooker boiling water tap. Adjacent to the kitchen is a useful, fully equipped utility room that can also be accessed by the entrance hall and outside via a rear door.

The kitchen/dining room opens to the excellent and well-proportioned sitting room which has a full width and full height glazed wall capturing the rugged location and far reaching views. Sliding doors again open out onto the south facing terrace which is perfect for alfresco dining and entertaining. Further accommodation on the ground floor includes a wonderful snug, again with access onto the terrace and a downstairs cloakroom with a shower. If desired, the snug could easily become bedroom five with the cloakroom close by.

Stairs rise to the fabulous landing which is currently arranged as another reception room. Again, a fully glazed wall with double doors, frames the breath taking location alongside views over the landscaped garden. The principal bedroom is of particular interest with another set of glazed doors opening to a Juliet style balcony as well as an en suite shower room and dressing room. There are a further two double bedrooms on this floor which share the modern family bathroom with separate shower. If desired, and with little work, the generous landing could be turned into a further bedroom.

Gardens and Grounds
The landscaped and well-manicured gardens and grounds were professionally laid out by a talented local designer and comprise sweeping lawns, feature hand cut Yenadon stone walling and Corten steel edgings and features including a robot mower which maintain the lawns. There is a paddock to the right of the tree lined drive where there is a detached stable block. Woodland to the west of Cator Brake offers a sense of privacy and control over the boundaries whilst the gardens and terraces are designed to maximise enjoyment in this special spot.
Outbuildings include a detached workshop, chicken coup and a substantial double garage where there is a fantastic one bedroom annex above – perfect for multi-generational living or creating an income.

Further information on the build construction and eco credentials are available upon request.
