UNDER OFFER AT CLOSING DATE

This barn conversion enjoys an elevated position with magnificent views across the carse of Stirling towards the distant Trossachs and Grampian hills including Ben Ledi, Ben Lomond and back towards Stirling Castle.

Positioned only 5 miles from Stirling but has a feeling of being wonderfully remote.

Ailsa Barn dates back to 1840 and was converted to a residential dwelling around 2018 and includes the following accommodation:

Ground Floor: Hallway, three bedrooms (one with en suite shower room), separate shower room and utility room.

First Floor: Open plan lounge/dining/kitchen, toilet compartment.

On the ground floor the entrance leads to a utility/boot room with washing machine leading to three double bedrooms and two shower rooms. The south bedroom is a nice size, is served by an ensuite shower and has a patio door to the courtyard with views across the carse to Stirling Castle. The middle bedroom again has a patio door to the courtyard and benefits from castle views with the north bedroom benefiting from views to the mountains.
Upstairs, is a sociable open plan living room with a Jotul log burner which creates a nice focal point. A feature floor to ceiling window provides mesmerising views from the upper level. The constantly changing light and sky provides the perfect backdrop to relax and wait for the sun to set.

Within the open plan living area, there is a generous seating and dining space and the integral kitchen is fully fitted with fridges, an induction hob, electric oven, microwave and a dishwasher. There is an additional toilet on this floor and a further area for relaxing and reading with views towards Stirling Castle.

Externally, there is an area of private garden laid in grass and trees, an area of gravel and patio and a tarmacadam surfaced parking area. A secluded, sheltered sunny courtyard offers outside dining space with BBQ facilities.

Located close to Gargunnock which is a sought after residential village and is located between Stirling and Loch Lomond, just off the A811 and commands enviable views over some of Scotland's finest scenery. Whilst the house is set in open countryside it is easily accessible. The motorway network is only a few miles to the east, with the M80 giving access to Glasgow and the M9 to Edinburgh. Glasgow can also be easily reached via the A81 through Strathblane and Milngavie. Both Edinburgh and Glasgow Airports have regular services to London as well as services to a wide range of domestic and international destinations. From Stirling there are rail services to Edinburgh, Glasgow, Inverness, Aberdeen and to London.
