Description

30 NORMANDY CRESCENT, SAIGHTON Why you might want to live at number 30

This is a home that should impress each and every time you return home. Why wouldn't it? it is only 5 years old and enjoys the balance of a NHBC warranty. The answer is in the choices you have when you buy and we think you might agree, our seller certainly made the right choices! Everything should impress, from the entrance hall to the smallest of the four bedrooms. This is one amazing home, suitable for any families and couples alike and one that must be seen.

The immediate sense of quality starts with the hall tiling which flows throughout the ground floor with the exception of the lounge, a cosy room that offers a pleasant neighbourhood outlook. The spacious and contemporary kitchen diner comes next and has certainly been tastefully finished with a range of white high gloss units with timber effect surface and a tiled surround. Our sellers upgraded the fan assisted oven and microwave oven to "Siemens" and they look really good. There is also a four ring induction hob and a stainless steel extractor. The fridge and freezer are also integrated. Glazed French doors open onto your patio and added full height glazing to both sides really brings in the natural light.

Next in line is the utility room. It also enjoys a garden outlook and has been finished in the same shaker style with timber effect surfaces as the kitchen. There is space here for an under counter free standing washing machine and one other under counter appliance. There is access directly onto the garden and white painted door open to the two piece Cloak room/WC and under stairs storage.

Moving upstairs and the master bedroom is found at the end of the landing. It is a substantial room starting with a passageway and benefitting from high level ceilings. It feels spacious! A well decorated bedroom and featuring a set of wardrobes with hanging space and shelving. The ensuite comprises of a glass and tiled shower enclosure that features a sliding glass door and a chrome thermostatic shower. A wall hung basin creates a sense of space and will allow more of your choice of tiling to be seen.

Bedroom two is a good sized double and has a useful recess for any floor standing or fitted wardrobes to your immediate left on entry. The third double is directly behind and also benefits from a wardrobe recess. This leaves bedroom four which already features built in wardrobes.

For the upstairs this leaves the bathroom and just like everything else has been beautifully finished. There is a deep panelled bath with chrome mixer tap and a chrome thermostatic shower that has been inset into the tiling. A wash basin, also with a chrome mixer tap and a WC with water saving options makes up the suite. The tiling was certainly the right choice and we are sure this is a bathroom that you will enjoy using.

You already know the garden is South facing which means a lot of sun but where this one differs is that it is much more private than most. Many on a development have a row of properties that overlook but not here. Instead you have the side of a detached that has to help with keeping more of the wind at bay.

Number 30 is a lovely home throughout and in our opinion one of the best. When paired with this fantastic semi rural development you have a real winning combination!

Saighton and the lifestyle Saighton has long been a firm favourite with professional couples and families alike and this impressive semi rural development brings a unique combination of suburb and rural living.

There are a number of green areas that make this the development it is and the Countryside can be seen very close to home here at Normandy Crescent. The development has brought with it a brand new state of the art Primary school that enjoys a "Good" rating. Thereafter it is the 'Good' Bishops Blue Coat High School with 6th Form College that is also rated "Good" or the "Outstanding" Christleton High School with 6th Form. There is also the Abbey Gate College in Saighton.

At the entrance to the development is a new COOP, the popular Rake and Pikel Inn and a hairdressers and about a five minute drive is Sainsbury's. Pets At Home, Halfords and Rightway. Within a short drive is an excellent choice of leisure facilities which includes "The Club and Spa" at the Hilton, about 10 minutes by car, and the beautiful Carden Park hotel, spa and golf complex with its famous Jack Nicklaus championship course - one of 5 in the country and a mere 20-minute Country drive! There are other golf courses and a variety of sports clubs close by. Water sports such as wind surfing, an inflatable water based fun park and café are available at Manley Mere, about a 15-minute drive.

The River Dee is about a fifteen minute walk where a ferry operates during the summer months over to the Meadows at Handbridge with the City being a 10 minute walk fro there. Alternatively you can walk to the top of Sandy Lane and 10 minutes further to reach the high street - about a 25 minute walk in all.

The A55 junction at Great Boughton is five minutes' drive, the City and railway station are a about a ten-minute drive, Manchester airport is around 45 and the North Wales Coast from about 40 minutes making Saighton a strong contender for your next home.
