Situation
The Holdenby Estate has been carefully restored and sympathetically developed by the Lowther family who are keen to ensure the ongoing preservation of the natural environment.
Conduit Barns are set to the west of Holdenby House and benefit from outstanding views of Grade 1 Listed parkland and Northamptonshire’s rolling countryside. Although set in a rural location with no immediate neighbours, the barns are just half a mile from the village of East Haddon. This rural village benefits from a public house and a primary school. In addition to the village school, there are some excellent independent schools nearby to include Spratton Hall, Maidwell Hall as well as Rugby School.
Road and rail links in the area are superb with direct services to London from Northampton, Long Buckby and Rugby.
Conduit Barns are positioned within the prestigious Holdenby Estate which extends to approximately 2000 acres. Holdenby House was originally built in 1583 by Sir Christopher Hatton and became the largest and most magnificent house in England.
History
Conduit Farm Barn has been a part of the Holdenby Estate for many generations, originally acting as a conduit supplying water to the Grade I listed estate and more recently as an agricultural building. The featured map from circa 1580 shows the extent of the house, park and gardens. This map gives us the first glimpse of a building on the site labelled “The Cundit Head”.
Fixtures and Fittings
All fixtures, fittings and furniture such as curtains, light fittings, garden ornaments and statuary are excluded from the sale. Some may be available by separate negotiation.
Services
The barn benefits from mains electricity. There is currently no water supply or drainage connection.
Tenure
The property is to be sold freehold with vacant possession.
