Purchases are made either by users, the price offered depending on their financial capacity and the suitability of the premises for their business, or by investors who are mainly interested in occupied premises providing a more or less secure income. In the latter case, the valuation is made by applying a rate of return or capitalisation to the actual or potential income generated by the property. This rate varies according to the quality of the real estate asset, the functionality and modularity of the premises, and the possibility of conversion or enhancement of the property in the event of the departure of the tenant in place. It also varies according to the conditions of the current lease, namely the quality of the tenant, the main clauses of the lease, the level of the rent payable and the financial context (level of interest rates).
