Stunning contemporary house with spectacular Firth of Forth views.

Description

6 East Bay sits in the highly sought after village of North Queensferry in a peaceful waterside cul-de-sac. The property offers astounding views across the Firth of Forth and to the iconic Forth bridges.

Upon entry, a welcoming vestibule gives access to an ensuite bedroom with views towards the Forth bridges and French doors open into a spacious hallway leading to the generously-proportioned main living areas. Another set of French doors open into the sitting/dining room which is the heart of the home and has picturesque views across the Forth. Large bay windows and a floor to ceiling picture window fill the room with natural light and offer panoramic views. There is ample space for a full-sized dining table and a separate sitting area. A French window leads out to the rear garden. The kitchen/breakfast room is fitted with Siemens appliances including a fridge freezer, gas hob, microwave, two ovens and a dishwasher. There are fitted lower and upper cabinets including a display cabinet with light. Adjoining the kitchen there is space for a breakfast table, while a floor to ceiling picture window gives full advantage of the views. Another French window leads out to the rear garden. Through the kitchen is a utility with further access to the garden and garage. The principal bedroom is also on the ground floor with a dressing room, ensuite, walk-in wardrobe and separate home office, all with views towards the Forth bridges. There is a further bedroom on the ground floor and a family bathroom.

Stairs from the entrance hall lead to a large and bright family room on the first floor, a versatile space that has a glass door flanked by large windows opening out to a balcony overlooking the Forth. This is a perfect spot to enjoy a morning coffee while watching the sun rise or to enjoy a glass of wine while observing the evening light over the water. Also on the first floor, there is another bedroom with a built in wardrobe, and a large WC – spacious enough to add a bath which would maximise the upstairs living quarters.

Outside, 6 East Bay has a generous private garden to the back bordering the shoreline with a low stone wall. There are several areas in which to sit and enjoy the spectacular uninterrupted views from sunrise to sunset. The front garden features a lawn framed with flower beds. A large monoblock private driveway leads to the double garage, ensuring ample parking space. Above the garage is sizeable attic storage which could potentially be converted into extra accommodation (with the appropriate planning consents). The garage is usefully plumbed with hot and cold taps and has a centre drain making it a practical space for car detailing and garden work. It is also fitted with lower and upper cabinets plus an under-counter fridge and freezer. A further wide strip of lawn runs alongside the length of the garage to a gate which opens to the rear garden.

Location

6 East Bay sits in an outstanding coastal setting in the scenic village of North Queensferry with panoramic views across the Firth of Forth. The house is extremely convenient for commuting, with excellent links to Edinburgh, Dunfermline, Perth, Dundee and Glasgow.

North Queensferry railway station is about 500 metres from the front door. The Victorian station’s waiting room houses an interesting permanent exhibition about the Forth Bridge managed by the local Heritage Trust. There is free parking and the station sits on the Edinburgh and Fife Circle lines, making easy commutes to Edinburgh Haymarket, Edinburgh Waverley, South Gyle, and Edinburgh Gateway from where there is a tram to the airport. Mainline connections are available at nearby Inverkeithing Station. There are parking facilities at both Inverkeithing Station and Ferrytoll Park and Ride, which has a regular bus service to Edinburgh International Airport – less than 12 miles away. The Central Belt motorway network is also within very easy reach.

North Queensferry is a peaceful village in a distinctive setting. It offers a range of amenities amongst which are a primary school and nursery, a convenience store and Post Office, an active community centre, Rankins Café, The Wee Restaurant (Michelin recommended), and the DoubleTree by Hilton Queensferry Crossing Hotel. The popular Deep Sea World visitor attraction is a valuable village asset for those with young families and offers a North Queensferry residents’ rate on their annual pass. Nearby Dunfermline and Inverkeithing provide secondary schooling and a wide range of retail, business and leisure facilities. There is a school bus service from North Queensferry to Mary Erskine and Stewart's Melville schools in Edinburgh.

The Fife Coastal Path skirts the perimeter of North Queensferry alongside the Firth of Forth. The path’s diverse terrain includes sheltering bush, fern and tree canopy, open rocky cliffside, and the sandy Port Laing Beach, while offering exceptional views of the Forth’s expanse from various lookout points. Both the coastal path and nearby St Margaret’s Marsh provide beautiful local walks. The active North Queensferry Boat Club at West Bay Harbour is an inclusive environment for anyone interested in boating and sailing and has workshop facilities available to members. It is also home to the local coastal rowing club, a sea kayaking club, and The Harbour Yard, a community workshop space offering workshops and classes in a variety of crafts and skills for adults and children. Golfers are also well catered for with a number of golf courses in the surrounding area, the nearest being at Aberdour and Pitreavie.
