Description

Down a quiet, no-through street in Stroud Green, this two-bedroom home displays the hallmarks of calm and stylish living.

Brickworks Says - Sparsholt Road is blocked at one end, so there is almost no passing traffic. The building, part of a row of terrace houses, has a handsome brick facade with steps up to the front door. Inside this two-bedroom flat spread across two floors, you find a soft and considered palette, enhancing the feeling of light and space.

The flat is centred around the open-plan living room. With two southeast-facing windows, this gorgeous space gets light throughout the day. Whether you're inviting friends around or cosying up in front of the fireplace, this room is made for relaxing. The soft sage wall colour continues into the small but perfectly formed kitchen, creating a seamless transition from the living space. Upstairs, in the eaves, are two beautiful bedrooms, one with pretty arched windows and plenty of storage and the second providing the perfect spot for an office or nursery.

Positioned between the hustle and bustle of Finsbury Park and the village feel of Crouch End, Stroud Green has a vibe all of its own. For us, it's the perfect mix. Jam-packed with coffee shops, pubs and restaurants, including Jai Krishna, Petek and The Old Dairy. Green spaces are also abundant, with The Parkland Walk (which leads to Highgate Woods) and Finsbury Park nearby. You're not short of transport options either. Finsbury Park (unofficially the best-connected transport hub in Zone 2) is only a short walk away, while Crouch Hill Overground station is at the end of the street. There are also numerous buses running along Stroud Green Road, whisking you to all corners.

The Owners Say - We love our flat. It's wonky and full of character in the best way. Downstairs, the original fireplace makes you feel at home instantly, while the large sash windows flood the living space. Upstairs, the dormer windows invite you to hunker down inside them with a book. And the second bedroom has now become a cute, cosy nursery for our little one.

We also love our neighbourhood. It's incredibly well-connected. A short walk (or bus) to Finsbury Park and all its tubes and trains and a short stroll to Crouch End for restaurants, bars and cafés. Over the years, we've made so many memories in some of North London's most iconic spots. We love indulging in the unapologetic sandwiches at Max's, joining the chaotic charm of Pizza Pappagone and drinking on the terrace at the Faltering Fullback pub.

The area is so green. Finsbury Park is super close making it easy to go for a run or enjoy a picnic at lunchtime. But we often venture a bit further to Ally Pally, Hampstead Heath and Waterlow Park for longer walks and wonderful views over the city. It truly feels like we live in a village next to London with everything on our doorstep. We have adored living in our flat, and while we are excited to continue growing our family somewhere else, we will be very sad to say goodbye to our first family home.

Points To Consider - Energy Performance Certificate (EPC):

Council Tax:
The property falls into Band D (£1830 in 2023/24) in the borough of Islington.

Utilities:
Monthly costs are approximately £40 for electricity, £30 for gas, and £25 for water. These figures naturally change seasonally during the year.

Tenure:

Neighbours:
In the building, there are three flats in total, all owner-occupied.

Service charge:
No service charge or ground rent. Costs are split evenly between the three flats as and when. The only fixed cost aside from building insurance is a £13 Companies House fee per year, divided into three.

Recent work:
Nothing of note.

Getting around:
You are a 15-minute walk from Finsbury Park station, where you can pick up the Piccadilly and Victoria Lines, as well as National Rail, giving you direct links to Gatwick, Heathrow and Brighton. There are also several bus routes taking you all over the city.

Future plans:
The current owners need to find their next place and are actively looking.

Anything else:
You may be interested to learn that Stroud Green means marshy ground covered with brushwood. The name harks back to the old days before the land was developed by the Victorians. The marshy ground has now given way to a bustling high street packed with places to eat, drink and relax.
Overlooked in the past, it's now a destination in itself.
