Description

"Wells Road is a wonderfully easy house to live in. The excellent insulation keeps it cosy and warm throughout the winter months, and the large windows means that it has excellent natural light. The house works well for me living alone but there is plenty of room for all the family when they come to stay and it is still very comfortable.
The location offers the quality of life of a village with the convenience of a large city. There is a variety of local shops, a very good and popular pizzeria as well as local pubs all in the immediate vicinity. The wonderful Arnos Vale with its wildlife and beautiful walks is close by, and there are plenty of parks all around. I also appreciate the very good public transport available as for a few months I was not able to drive due to a broken wrist. A two minute walk to the bus stop, a five minute bus ride will take me to Temple Meads Station".

The home is situated on the corner of Wells Road and Rookery Road, just beyond the top left corner of the brilliant Perretts Park, allowing it fantastic panoramic views of Bristol from the front of the property itself and also the park. The house is just minutes from the popular Fox and West Deli, Bruhaha, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Hillcrest Primary, is just a short walk away and is very well-regarded. The house also close to Arnos Vale Cemetery, Perrett Park and Victoria Park, all offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot, even quicker to access by bike. Bristol’s scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster, whilst also being a short drive from the beautiful Mendips and Chew Valley to the south.

Built with a modern eye for both efficiency and slique, but vast open-plan living space, is this fantastic three bedroom home. This detached house benefits from a striking living space measuring 9.5 x 7.4 metres, the like of such vast and impressive space is rarely found, making it ideal for family living or entertaining. From the living space there is access to a spacious, south-facing rear garden which then wraps around the house.

The finish of the house is modern and minimal, giving it a sharp, European feel. The kitchen has also been designed to created a lot of storage space but remain open to the living space, making it ideal for entertaining. The downstairs also houses a large utility room/WC.

This is a home which offers versatile accommodation, ideal multi-generational living, with opportunity for a self-contained flat within the ground floor. The flat is currently accessed from within the home, but provisions have been made by builders for space for a private entrance. To the first floor there is a shower room, two spacious bedrooms, with an en-suite to the master. From these bedrooms, the elevated position means there are views out towards the City Centre and Clifton Suspension Bridge. Windows installed have been done so with noise reduction in mind, with effective results.
On this generous plot, there is also a garage, which has additional space to the side, ideal to create a workshop or work from home space.
