Description

Surrounded by beautiful countryside and its own generously sized gardens, this semi-detached home offers a fantastic setting that’s the perfect compromise between country living and good connections. There are many footpaths and bridleways locally and expansive views over farmland, while the amenities of Hurstpierpoint and Hassocks are moments away, including a mainline train station. The cottage is believed to be Victorian, but has been extensively modernised and improved, including a two-storey side extension, bespoke custom-made furniture, fitted wardrobes in all the bedrooms and full cosmetic redecoration – the interiors are presented to a very high standard, and are light, bright and spacious.
The accommodation extends to about 1445 sq ft, with the house entered onto a welcoming entrance hall, with double doors leading to a sitting room and a separate reception room. There’s also a lovely, sunny study with French windows opening to the rear garden and an open plan kitchen/dining room. Upstairs there’s a good-size principal bedroom with en suite bath and shower room, two further bedrooms and a shower room.

Outside

The parking area is situated at road level, where there is a gravelled driveway with space for several cars. A path leads through the lawned front garden to the cottage, which enjoys a slightly elevated position. The gardens wrap around the property and are an excellent size (about one acre), bordered by mature trees at the road for privacy and low fencing to the rear, so as not to obstruct the tranquil far-reaching views over the grassland behind the house. There is a decking terrace to the rear and a storage room.

Situation

Hurstpierpoint is a popular village just outside the South Downs National Park. The village has a variety of local amenities including lovely boutiques, cafes and restaurants, pubs and an excellent local butcher. There are many leisure activities available with walks across the South Downs, a variety of equestrian pursuits, sailing off the south coast and golf across the county. There is a vibrant cultural and arts scene in Sussex, with world-class opera at Glyndebourne and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events. Transport links are excellent, with Hassocks train station (2 miles) providing services to London Bridge/Victoria from 56 minutes. The M23/A23 provides good access to Gatwick and the national motorway network. There are a number of highly regarded state and independent schools in the area including St Lawrence C of E School, Downlands Community College, Hurstpierpoint College, Burgess Hill Girls, Brighton College and Lewes Old Grammar.
